PopUp Bagels is angling for its third Colorado outpost, this time inside the rebuilt Marina Square development in the Denver Tech Center, according to permits filed with the city. The viral bagel chain, known for its carryout-only “grip, rip and dip” routine, is set to occupy 1,400 square feet at 8125 E. Belleview Ave. — but as with its other two announced Colorado locations, the doors haven't opened yet.
The DTC filing was reported by BusinessDen. The 8125 E. Belleview Ave. address sits inside a 13-acre mixed-use redevelopment that Shea Properties calls On The Square, which is replacing the original 1979 Marina Square shopping center with 481 apartment units and as much as 40,000 square feet of retail and dining space, according to the Denver Business Journal. Shea Properties demolished the original Marina Square shopping center to make way for the project.
A Third Unopened Colorado Location
PopUp Bagels now has three known Colorado addresses on the books, and none are open for business. The chain also has a location planned at 299 Milwaukee St. in Denver's Cherry Creek neighborhood and another inside the Moxy Hotel in Boulder, per the same BusinessDen report. The Cherry Creek spot is leasing space inside The Oasis, a 177-unit residential project with 26,000 square feet of ground-floor retail that is scheduled to begin opening in 2027, the Denver Business Journal reported; co-tenants there are expected to include home furnishings brand Arhaus and cafe Two Hands.
The Boulder shop, meanwhile, sits at 1247 Pleasant Street on University Hill inside the Moxy Boulder University hotel development built by BMC Investments, according to a GlobeNewswire announcement. That same announcement revealed the regional strategy behind all three sites: PopUp Bagels is entering Colorado, New Mexico, and Oklahoma through an exclusive franchise agreement with Lone Star Bagels, led by restaurant executive Don Meij, which plans to open 20 stores across the three states over two years. Lone Star Bagels previously built out PopUp Bagels locations in major Texas markets including Dallas and Houston; Hoodline's July 20 report described a planned Austin shop with an anticipated fall opening.
Why DTC, and Why Now
The Denver Tech Center isn't a random landing spot. The site sits within a three-mile radius where average household income is roughly $145,302, with a five-mile population of 303,887. That demographic profile lines up with how fast PopUp Bagels has scaled nationally: in July 2025, the company announced signed franchise agreements for 300 new locations across 10 states, with a goal of reaching 100 open stores by the end of 2027, managed through fewer than 15 franchise partners.
Money has followed the growth. Venture capital firm Tiger Global Management invested in PopUp Bagels at a $300 million valuation in April 2026, joining majority owner Stripes and celebrity investors including Paul Rudd, Michael Phelps, and J.J. Watt. The brand began in 2021 as a backyard pop-up in Connecticut founded by Adam Goldberg, and it sells hot, whole bagels and schmears from shops as small as 1,000 square feet.
A Crowded Corridor
PopUp Bagels won't be alone in the neighborhood. East Belleview Avenue has development around the transit-oriented Belleview Station near Quebec Street and Shea Properties' On The Square near Ulster Street, with apartments and restaurant tenants in the area. Spanish restaurant chain Barcelona Wine Bar announced plans in early 2026 to open its own location at 8107 E. Belleview Ave., joining PopUp Bagels at the same redeveloped Marina Square site.
Hoodline previously reported on PopUp Bagels' Cherry Creek and Boulder lease signings last month. For now, Denver-area bagel fans have three addresses to watch but no opening dates to circle, with permitting and construction timelines for multi-tenant redevelopments notoriously prone to slipping.
