A trailer sales yard just off McDowell Road in Buckeye could soon give way to a QuikTrip, as the convenience store chain has filed plans for a new fuel station and store at 1613 N. Jackrabbit Trail. The site sits in unincorporated Maricopa County and would first need to be annexed into the city before anything gets built.

Project documents identify the development as QuikTrip Store No. 0498, planned for the northeast corner of McDowell Road and Jackrabbit Trail, according to WhatNow. The property currently operates as a trailer sales yard, and moving it into city limits is a necessary first step before any construction could proceed.

The fueling setup is sizable. Plans call for eight gasoline dispensers with room for 16 vehicles, plus a dedicated diesel area that can handle up to four commercial vehicles at once. Separate pumps are also planned for RVs and passenger trucks, reflecting the mix of traffic that passes through the McDowell Road corridor.

Parking and Site Access Details

The proposed layout would provide 44 parking spaces, including two accessible spots, with access points from both McDowell Road and Jackrabbit Trail. That dual access could help manage traffic flow for a site expected to draw both local shoppers and passing truckers.

One wrinkle in the paperwork: project documents disagree on how big the store itself would actually be. One document lists the proposed building at 5,023 square feet, while another puts the total at 7,318 square feet, and it is not yet clear which figure is accurate.

QuikTrip requested an updated pre-application review as Buckeye prepares improvements along Jackrabbit Trail. City officials note that this kind of early review lets them flag potential issues before a project moves forward, but it is explicitly not construction approval — meaning the Jackrabbit Trail proposal remains a long way from breaking ground. No construction start date or opening date appears in the documents reviewed.

What a Future Store Might Offer

If built, the location would follow QuikTrip's standard format, offering fuel, drinks, snacks and other convenience-store products. The company's QT Kitchens program typically includes breakfast items, pizza, sandwiches, pretzels and frozen treats, giving customers a quick-service food option alongside the pumps.

Part of a Broader Expansion Push

The Jackrabbit Trail filing is just one piece of a larger expansion effort across the southwest Valley. QuikTrip is also planning a 5,294-square-foot store at 2801 S. 107th Ave. in Tolleson, which would become the company's fifth location in that city. A liquor license application tied to that Tolleson project lists April 2027 as its estimated completion date, and per azcentral.com, the company is building a gas station and convenience store at the southeastern corner of 107th Avenue and Lower Buckeye Road, near the borders of Tolleson, Avondale and Phoenix, with a projected spring 2027 opening.

Buckeye itself is no stranger to QuikTrip expansion. The city already has two locations, at 850 S. Miller Road and 900 S. Watson Road, both offering fuel and convenience-store services, according to InBuckeye. A third Buckeye store is also slated for the southwest corner of West Van Buren Street and North Sun Valley Parkway, though that project remains in preliminary phases with no construction timeline released yet.

For now, the Jackrabbit Trail proposal sits at an early stage, pending annexation of the property out of unincorporated Maricopa County and further city review. Under Arizona law, if a property owner successfully challenges an annexation in court, the annexing municipality must cover the owner's reasonable attorney fees and costs related to that action, per Arizona Revised Statutes § 9-471. No timeline for construction or an opening date has been identified for the Buckeye project.
