Two new two-family homes are taking shape on Chandler Avenue in Roselle, part of a construction push that developer Rose Homes says will soon bring seven more residential projects to the borough. The company has been building in town since 2013, and its latest work continues a pattern of turning vacant or underused municipal lots into new housing stock.
According to TAPinto Roselle, the upcoming pipeline includes five single-family homes and two additional two-family homes, all currently working through the approval process. Those additions would build on what TAPinto Roselle reports is roughly 60 new homes Rose Homes has constructed throughout Roselle to date, with developer Warren King leading the effort. Rose Homes was co-founded by King alongside partner Al Faiella to build energy-efficient residences while unifying development, construction, and sales under one company, according to Rose Homes.
From Municipal Lots to New Construction
The Chandler Avenue project sits within Roselle’s broader redevelopment efforts. Rose Three, LLC entered into a redevelopment agreement with the borough in September 2017, as documented in a 2020 New Jersey Superior Court appellate decision reviewed by Justia Law.
Roselle's rehabilitation designation dates back to October 2007, when the Borough Council designated the entire municipality as “An Area in Need of Rehabilitation” under the Central Roselle Revitalization Plan.
Two-Family Homes as a Path to Ownership
TAPinto Roselle's report notes that Rose Homes has expanded beyond its traditional single-family offerings into two-family construction, which may offer an affordability benefit. The idea is straightforward: buyers can live in one unit while renting out the other, with that rental income helping offset mortgage expenses and, in theory, making homeownership more attainable. King has described the company's redevelopment philosophy as development without displacement, positioning the upcoming projects as a chance to bring new housing and long-term homeownership to Roselle, per the same report.
Roselle has a Local Code Enforcement Division.
What the Numbers Say About Affordability
The potential affordability benefits of two-family homes are part of the broader housing discussion. Zillow identifies 1019 Harrison Avenue as a single-family residence and shows a 2025 listing history.
Housing data offer a snapshot of Roselle. Owner-occupied housing accounts for about 55% of Roselle’s housing. The U.S. Census Bureau compiles demographic data for Roselle. Naturalized citizens make up 24.4% of residents and noncitizens 13.2%, providing demographic context for the borough.
