Discount Tire has bought a 290,000-square-foot warehouse in the West Valley, adding another piece to the Scottsdale-based tire retailer's growing stable of Arizona real estate. The purchase lands squarely in a hot moment for industrial property in the region, where warehouse space is getting harder to find and more expensive to lease.
The Phoenix Business Journal reported the purchase, describing Discount Tire as the second-largest privately held company in the Valley and noting the company already has a sizeable real estate footprint across the region. Discount Tire is headquartered in Scottsdale, and its parent company, Reinalt-Thomas Corp., also runs the America's Tire, Dunn Tire & Auto, Ellisville Tire & Service and Suburban Tire Auto Centers brands, along with Tire Rack, according to Modern Tire Dealer.
This isn't the company's first major Arizona land grab. Discount Tire announced plans back in December 2022 to build a new corporate headquarters in Phoenix after buying 35 acres near Loop 101 and State Route 51, picking up the site at an Arizona State Land Department public auction, per the Arizona Commerce Authority. Early plans called for a more than 300,000-square-foot office building with campus amenities that would eventually house both Discount Tire's headquarters and the offices of The Diane & Bruce Halle Foundation, supporting more than 1,100 employees, the agency said.
A Company With Deep Arizona Roots
Discount Tire has kept its corporate headquarters in Arizona since 1970 even as it expanded operations nationwide, according to the Arizona Commerce Authority. The company's real estate arm, Halle Properties LLC, has also been active elsewhere in the Valley: it previously acquired Desert Ridge Corporate Center I and II, a 275,208-square-foot office campus in Phoenix, for $35 million, as reported by Commercial Property Executive. The outlet noted that FCA Partners sold the property to Regent Properties for $58.6 million.
Industrial Vacancy Declines Sharply
The warehouse purchase comes as Phoenix's industrial market tightens considerably. Overall industrial vacancy in the region fell 300 basis points year over year to 10.3% in the third quarter of 2026, its largest margin of decline in more than four years, according to Cushman & Wakefield. Large-format buildings of 300,000 square feet or more — a size class close to the warehouse Discount Tire just bought — reported an even tighter 5.1% vacancy rate in the same quarter.
Leasing activity has kept pace with that tightening. Phoenix recorded 8.3 million square feet of industrial leasing in the third quarter alone, pushing the year-to-date total to 23.7 million square feet, Cushman & Wakefield reported. The Southwest Valley has been especially busy, logging 4.8 million square feet of new leasing in the quarter and 14.4 million square feet so far this year, while construction activity in that corridor grew more than four-fold, from 2.2 million square feet in the fourth quarter of 2025 to 10.5 million square feet in the third quarter of 2026.
Rents Climb as the West Valley Fills In
Average asking rent for Phoenix warehouse and distribution space rose 1.2% quarter over quarter to $1.03 per square foot, per the same Cushman & Wakefield report. Industrial and employment growth is pushing farther into Greater Phoenix's outer corridors, with rail access and proximity to major employment hubs shaping land values, according to Colliers. The firm also points to advanced manufacturing and aerospace growth as continuing drivers of industrial demand across the region.
That outward expansion is visible elsewhere in recent deals. OmniTRAX paid $6.75 million for 25 rail-served acres in Casa Grande, or $270,000 per acre, Colliers reported. Against that backdrop, Discount Tire's latest purchase fits a broader pattern of established Valley companies locking down industrial real estate while space remains available.
