The proposed development would yield 27,152 square feet of residential space, and the concrete-based structure would include a cellar along with rooftop terraces spanning the top two floors, per the same outlet.

Demolition permits for the existing two-story mixed-use building were filed last month. No estimated completion date has been announced for the proposed construction.

A Separate, Earlier Rezoning Proposal
The New York City City Planning Commission’s September 28, 2005 public-hearing calendar included a separate South Park Slope rezoning proposal that would permit an inclusionary-housing bonus in specified areas, according to the City Planning Commission. That historical proposal does not establish whether 238 22nd Street fell within those areas, or the lot’s current zoning or permit status.
The project adds to a string of recent mixed-use filings along the 5th Avenue corridor in South Slope and neighboring Park Slope. Permits were previously filed for a five-story mixed-use building at 259 22nd Street in South Slope, and for an eight-story mixed-use building at 254 Flatbush Avenue in Park Slope. A 10-story mixed-use building has also been filed for 645 4th Avenue in South Slope, located between 19th and 20th Streets near the Prospect Avenue subway station.
