Toll Brothers has opened its Kennemore community in Alpharetta, bringing single-family homes priced from $1.16 million to a stretch of South Forsyth County already known for some of the priciest real estate in the region. The builder's new sales center is now welcoming shoppers at 840 Avian Terrace, with homes ranging from roughly 3,600 to more than 5,000 square feet and offering 2-car and 3-car garage options along with basements.

Toll Brothers lists Kennemore homes from $1,159,995, with floor plans ranging from roughly 3,600 to more than 5,000 square feet, according to the company’s announcement and its Kennemore listing. Buyers can choose selections through the Toll Brothers Design Studio, where the builder says design consultants assist with options such as cabinetry and fixtures.

Planned Amenities and a Top-Ranked School Next Door

Kennemore sits in the Forsyth County school district with walkable access to Denmark High School, the announcement notes. The community itself has a pool, clubhouse, playground, pickleball and tennis courts, and walking trails planned for residents, plus what Toll Brothers describes as private access to future resort-style amenities.

Denmark High School occupies a 110-acre campus that once belonged to pioneering Georgia pediatrician Dr. Leila Denmark, and it stands as the largest public high school campus by land area in Georgia, according to Wikipedia. The school serves about 2,500 students in grades 9 through 12 and carries an overall A+ rating on Niche, which ranks it 16th among all public high schools in Georgia with a 97.6% graduation rate. Kennemore is also minutes from Avalon, Halcyon, The Collection at Forsyth, and major commuter routes, the builder says.

A Luxury Price Tag in Georgia's Wealthiest County

Kennemore's homes start at $1,159,995. Forsyth County has a median household income of $143,800, the highest in Georgia.

County Weighs Rezoning Freeze Amid Growth

The rapid pace of residential construction has pushed local officials to reconsider how much more density the county can absorb. In October, the Forsyth County Board of Commissioners voted on whether to extend a freeze on residential rezoning, as local leaders work to balance growth with municipal service capacity, according to Forsyth County News.

What the rezoning moratorium covered

The documented action was a 180-day extension approved by the Forsyth County Commission on April 28. It barred rezoning applications for most residential zoning categories, with exceptions for Residential 1, Mixed Use Residential and Mixed-Use Commercial District, and was set to expire Oct. 25. The commission said the extension would allow more time to revise land-use codes, according to Appen Media.

The growth pressure is reflected in the county’s population: Forsyth added about 105,000 residents since 2010, an increase of almost 66%, and had about 280,000 residents, Appen Media reported.

Kennemore is near Halcyon, a shopping and dining destination.

Part of a Broader Georgia Expansion

Kennemore adds to Toll Brothers' residential presence in metro Atlanta.

Founded in 1967 and publicly traded since 1986, Toll Brothers builds in more than 60 markets nationwide and serves first-time, move-up, active-adult and second-home buyers. The company lists Andrea Meck, its senior director of public relations and social media, as the announcement’s contact.
