The concrete skeleton is up, and Weehawken's newest waterfront building is starting to get its skin. Port Imperial South Site 3, an 11-story mixed-use project at 300 Port Imperial Boulevard, has moved into window installation and façade framing, with 313 market-rate apartments and a $25 million performing arts center in the plans.

According to New York YIMBY, crews are working across all sides of the topped-out reinforced concrete superstructure. The building was designed by Lessard Design and is being developed by Canoe Brook Development and Roseland Properties. Alongside the apartments, the project will yield a 296-vehicle parking garage.

Windows Going In on the Middle Floors

The report says the fenestration has been framed with metal studs and gray insulation boards, and many of the floor-to-ceiling windows are already in place on the middle levels. The massing is U-shaped atop a multistory podium. On the eastern profile, the upper levels will step back into setbacks topped with terraces.

Renderings from Lessard Design show gray and white paneling, floor-to-ceiling windows and glass doors leading out to balconies. The 1.88-acre site is bounded by Ferry Way to the south, Avenue At Port Imperial and the Hudson River to the east, and Port Imperial Boulevard to the west. It also sits within walking distance of the Port Imperial ferry terminal to the south.

A 300-Seat Theater Headed for Township Hands

The building's cultural centerpiece is a performing arts center that will sit at the middle of the structure, accented with bronze-hued trim. The coverage describes it as a $25 million facility spanning 23,000 square feet across the ground floor facing the Hudson River. It will include a main 300-seat theater and a smaller venue with fewer than 100 seats, and it is slated to be the new home of Hudson Theater Work.

The center is expected to be deeded to Weehawken Township upon completion. A resolution summarized by Citizen Portal describes the project as a mixed-use development including a 23,000 GSF Hudson River Performing Arts Center to be dedicated to the Township.

That same account says the council unanimously authorized the mayor to execute an Estoppel Certificate and Mortgagee Recognition Agreement. The step was taken to enable construction financing secured from Otera Capital Investissements XIV Inc. The resolution identifies the project site as Block 64.01, Lot 3.06.

What Residents Get and When

Residents will have an outdoor swimming pool, a fitness center, a lobby and multiple lounges. As for timing, the YIMBY report expects the residential component to be finished in the latter half of next year. Officials are hopeful the arts facility will be operational within two years, according to Jersey Digs.
