A 372-unit apartment community called Village Park is moving ahead at the corner of Prosperity Church and Benfield roads in Charlotte's Highland Creek and Prosperity Church area. Developers Wood Partners and Sarofim Realty Advisors are behind the project, which is slated to open in May 2028. J.P. Morgan is providing the financing, and a Publix grocery store sits right next door.
The news comes via Connect CRE, which reports that the unit mix includes one-, two- and three-bedroom apartments. The report also notes six two-bedroom, two-bathroom carriage-house units, a slightly different flavor from the standard apartment floor plan.
Village Park is also Wood Partners' third community in the Prosperity Church area. The story notes it sits immediately next to Prosperity Village, a community the developer previously built.
Pool Cabanas, a Dog Spa and a Coffee Bar
The amenity list leans heavily on lifestyle perks. Inside the clubhouse, residents will find a fitness center, coworking spaces and private offices, a coffee bar and a clubroom, according to the same report.
Outside, plans call for a pool with cabanas, a dog park and dog spa, a fire pit and grilling areas. It's a package that fits the pattern of earlier Wood Partners projects in the city. Multi-Housing News reports that Alta Filament, the company's 352-unit Charlotte community, offers a podcast studio, a pet wash area and an outdoor kitchen with barbecue stations.
Five Percent Set Aside for Affordable Housing
Five percent of Village Park's homes will be set aside as affordable housing for households earning up to 80% of the area median income, per the Connect CRE report. The report does not say how many units that represents or what specific rents or income caps will apply by household size.
For context, Mecklenburg Housing Data puts the Charlotte metro area's median household income at $117,400, which makes 80% of that figure $93,920. The same analysis found that the average hourly wage of renters in Mecklenburg County is $32.23, or roughly $67,050 a year, and that renters make up 44% of the county's 466,527 households.
A Cooling Market Meets a Smaller Pipeline
Village Park arrives as Charlotte's apartment market finds its footing. Colliers reports that more than 5,000 units were absorbed in the second quarter of 2026, allowing occupancy to stabilize even as new supply opened. The firm says demand nearly matched new deliveries.
Rents tell a more mixed story. Colliers notes that monthly effective rents have declined from peak levels as operators offer concessions, while the construction pipeline has contracted significantly from recent highs. Strong population growth, corporate relocations and employment gains continue to support long-term apartment demand, according to the firm.
Fresh Approvals Along Prosperity Church Road
The Prosperity Church corridor has seen other recent movement from the same developer. The Charlotte Business Journal reported that Wood Partners received approval to build 395 residential units and retail space on nearly 20 acres along Prosperity Church Road. The reporting has not been tied to Village Park's unit count, and details on the project's start date, asking rents and total cost have not been made public.
