The design calls for three rectangular volumes that step up to the east in front of an angular main tower, with metal fins covering the glass curtain wall and a recessed arcade lined with planter beds running along 64th Street. The project will include 11,318 square feet of ground-floor retail space and an 89-vehicle parking garage, alongside the pickleball court, a fitness center, and a golf simulator for residents.

Developer ZD Jasper Realty acquired the parcel in late 2025 for $18.626 million from 64-11 Qb Owner LLC, an entity controlled by Gadi Benhamo, according to PincusCo. ZD Jasper Realty secured a $66.1 million construction loan from First Citizens Bank in late 2025 to cover the building's 30-month construction timeline, with RIPCO Real Estate's capital markets team arranging the financing.

A Tight Rental Market Fuels the Push

Lenders backing the project cited strong outer-borough tenant demand set against a limited pipeline of new multifamily deliveries, per the financing report. That demand shows up in the numbers: Woodside rents grew more than 20% over three years, with residential vacancy rates below 3%. The neighborhood's appeal is tied closely to its transit access, with convenient connections via the 7 subway and the Long Island Rail Road drawing commuters to the area.

The 64-11 Queens Boulevard building sits near the elevated Woodside station on the 7 train, which is co-located with the Woodside LIRR station, and numerous bus lines stop along Queens Boulevard, Woodside Avenue, and Roosevelt Avenue. The Brooklyn-Queens Expressway is also nearby.

Tax Breaks and an Unspecified Affordable Count

The development includes an unspecified number of affordable homes, and it benefits from a vested Affordable NY 421-a tax abatement. The replacement 485-x program has made it tougher for developers to make project economics work.

ZD Jasper Realty expanded into Manhattan luxury real estate in 2023, as Hoodline previously reported in its coverage of the firm's Manhattan condo expansion. The firm is co-managed by Wu and his son, Jasper Wu, and has historically focused on outer-borough residential projects, including in Long Island City.

A New Tower on Queens Boulevard

Engineering firm SFE Engineering completed detailed building energy modeling for 64-11 Queens Boulevard to evaluate HVAC systems, envelope performance, and lighting. The project is expected to be completed in August 2027 and adds another data point to a Western Queens market where tight vacancy and heavy transit access keep pulling developers toward the boulevard.
