A sprawling stretch of the old Greenpoint Hospital campus in Williamsburg is opening its doors to renters chasing a break on Brooklyn housing costs. A newly constructed building at 89 Maspeth Avenue has 217 affordable apartments up for grabs through a city housing lottery, with starting rents as low as $751 a month for a one-bedroom.
Rents Range From $751 to $1,015 a Month
According to 6sqft, starting monthly rents at the complex break down as $846 for studios, $751 for one-bedrooms, $889 for two-bedrooms, and $1,015 for three-bedrooms. New Yorkers earning 30, 40, 50, 60, or 80 percent of the area median income can apply, the outlet reports, and applicants can find application details through NYC Housing Connect, the city's online portal for finding and applying to affordable housing. The deadline to apply is November 25, 2026.
Preference for 20 percent of the units will go to residents of Brooklyn Community District 1, per the same 6sqft report. Rent at the building is set to include heat, cooling, and hot water, while tenants are responsible for their own electricity, and building amenities include a gymnasium, an in-unit dishwasher, and a shared laundry room.
Part of a Larger Push to Redevelop the Old Hospital Campus
The 18-story lottery building marks the second phase of a four-phase redevelopment of the former Greenpoint Hospital site, 6sqft reports. The full project is anticipated to deliver 557 affordable homes for families and seniors across the campus once complete.
The earlier phase of that redevelopment already delivered one piece of the puzzle: in March, the 200-bed Barbara Kleinman men's shelter opened on the site, according to Brownstoner. The outlet also reports that phases three and four have been delayed and that the city relocated roughly 200 people to the main hospital building following the closure of the Bellevue Hospital shelter.
A 311-Unit Tower Also Includes the Lottery Apartments
Brownstoner's coverage describes an 18-story building at the former hospital site in East Williamsburg, at 89 Maspeth Avenue and 300 Skillman Street, that would include 311 studio, one-, two-, and three-bedroom apartments for households earning no more than 80 percent of area median income, with 93 of those units reserved for formerly homeless residents. The 217 apartments in the lottery are part of that 311-unit total. The building is slated for completion in early 2027, the outlet reports, with estimated rents, based on rates current when it was reported, of $2,268 for a studio and $2,916 for a two-bedroom.
For now, the immediate opportunity for Brooklyn renters is the 217-unit lottery, covered by 6sqft before PIX11, with its November 25 application deadline fast approaching.
