Charlotte has climbed back into the top 10 of one of the real estate industry's most closely watched annual rankings, landing at No. 10 for overall real estate prospects in the 2027 outlook. The city's return to that tier comes as Southern and Southeastern markets dominate the list, claiming six of the top 10 spots nationwide.

The ranking appears in the 2027 real estate outlook jointly produced by the Urban Land Institute and PwC, according to The Business Journals. The report draws on insights from nearly 1,500 real estate investors, developers, lenders and advisors across the United States and Canada, according to ULI Americas, and was released on October 27, 2026.

Charlotte's overall score reflects a composite of investment, development, and homebuilding prospect ratings, each scored on a one-to-five scale, per PwC. Charlotte's placement puts it back among the top 10 markets for overall prospects.

Raleigh-Durham Jumps to Fourth, Outpacing Its Neighbor to the West

While Charlotte reclaimed a top-10 spot, Raleigh-Durham posted an even more dramatic rise, landing at No. 4 overall in the 2027 rankings, per PwC. That marks a jump of seven spots, with the Triangle region described as adding a manufacturing base to its established life sciences identity, according to Bisnow's rundown of the report's key takeaways.

Not every metric moved in Raleigh-Durham's favor, however. The region jumped to No. 4 overall but saw a steep drop in its ranking for the housing market outlook specifically, according to the Triangle Business Journal. The split outcome underscores how the overall prospects score can mask uneven performance across individual sectors within the same metro.

A Broader Southern Shift, and the Risks That Come With It

Charlotte and Raleigh-Durham's strong showings fit into a wider pattern the report highlights: six of the top 10 overall markets nationwide are in the South and Southeast, per PwC. The report frames the region's trajectory as evolving from a migration story into one centered on economic diversification and broader economic maturation, rather than population growth alone.

That growth has come with strain. PwC's report lists Charlotte among high-growth Sun Belt and Mountain West markets — alongside Austin, Nashville, Denver, and Phoenix — where a wave of apartment deliveries pushed asking rents down even as population and employment kept climbing. As of September 2026, more than 1 million apartment units were in lease-up nationally, representing more than 8 percent of total stock in markets including Charlotte, Austin, and Phoenix, according to data cited in the report from Yardi Matrix. The pace of apartment deliveries remains a factor in the market's outlook.

The report also points to pressures weighing on the industry more broadly. Rent pressure in Charlotte's apartment sector offers one example of the strain facing fast-growing markets.

How Charlotte Stacks Up Nationally

Charlotte's return to the top 10 places the city among the markets drawing attention in the 2027 real estate outlook, as the industry undergoes a broader national recalibration.
