A 672-unit high-rise apartment complex in Uptown Charlotte is set to change hands, with Comstock Holding Companies entering into a purchase agreement for The Ascher, a Class A property built around two 24-story residential towers. The deal, expected to close in the fourth quarter of 2026, would be the company's first multifamily acquisition in North Carolina.
Twin Towers Near the Blue Line
According to StreetInsider, The Ascher sits near the Lynx Blue Line rail station and Charlotte's central business district. The property opened in 2016 and offers studio, one-, two-, and three-bedroom units, as Investing.com reports. Beyond residential space, the complex includes roughly 13,000 square feet of ground-floor retail and a parking garage with more than 900 spaces.
Comstock and its institutional partner have completed due diligence on the deal, according to a filing covered by StockTitan. The two sides also entered into an expense-sharing agreement, splitting transaction costs on a pari passu basis. Comstock has posted a $2.0 million contract deposit, which the seller will retain and credit toward the purchase price once the deal closes.
Upgrades Planned Ahead of Closing
Before the transaction closes, the same filing notes, Comstock will develop a plan for upgrades and refurbishments to The Ascher. The report does not detail the scope or cost of that work. Comstock Chairman and Chief Executive Officer Christopher Clemente said the acquisition underscores the strength of the company's Institutional Venture Platform and extends its vertically integrated operating platform into a new, high-growth market, according to the stocktitan.net filing.
The Ascher deal runs through that same Institutional Venture Platform structure, under which institutional partners typically contribute 80% to 95% of the required equity, per the same account. Comstock retains a minority ownership stake while providing asset and property management services. The structure has already produced two other 2026 deals: the acquisition of The Reed, a 417-unit multifamily asset in Rockville, Maryland, and Woodland Pointe, a fully-leased office complex in Herndon, Virginia, both referenced in the stocktitan.net reporting.
A Market With Room to Absorb Supply
The Charlotte multifamily market Comstock is entering showed signs of stabilizing in the months before the deal was announced. A Colliers report on the second quarter of 2026 found that more than 5,000 units were absorbed during the quarter, allowing occupancy to stabilize even as new supply continued to arrive. Demand nearly matched new deliveries over that period, the report found.
Monthly effective rents had declined from peak levels as operators continued offering concessions to maintain leasing velocity, Colliers noted. At the same time, the report pointed to a construction pipeline that had contracted significantly from recent highs, a shift it said supported the prospect of a better supply-demand balance through the rest of the year.
Comstock Holding Companies trades on the Nasdaq under the ticker CHCI. The Ascher acquisition would stand as the company's third deal in 2026 under its Institutional Venture Platform, following the Rockville and Herndon transactions, and its first push into the North Carolina market.
