Dentons, one of the world's largest law firms, is packing up its Downtown Atlanta office and heading to Midtown, where it's set to occupy space inside the Proscenium office tower on Peachtree Street. The move adds the firm to a growing list of Atlanta companies abandoning the central business district for Midtown addresses.
According to bizjournals.com, Dentons is departing Downtown Atlanta for an office in Midtown. The same report frames the shift as another blow to Truist Plaza, located at 303 Peachtree St., characterizing the tenant's exit as part of continuing problems in Downtown's office market. The Proscenium, where Dentons is headed, sits at 1170 Peachtree St. in Midtown and is co-owned by Cousins Properties.
The Proscenium itself is a 526,000-square-foot tower near Colony Square along 14th and Peachtree streets, according to ajc.com. Town Lane and Cousins Properties paid about $83 million to acquire the building, per that same report. Town Lane and Cousins Properties own the building through a joint venture, according to Bisnow.
A Building With Mixed Occupancy Numbers
Occupancy figures for the Proscenium vary depending on the source. The AJC reported the tower, historically more than 90% leased, had fallen to 74% occupancy by the year of its reporting. Bisnow, meanwhile, put the figure at 76.5% leased.
Dentons isn't the first major tenant to land at the Proscenium this year. KPMG signed a lease for about 105,000 square feet there, consolidating its regional footprint after moving out of Truist Plaza and One Atlantic Center, according to costar.com. That relocation is expected to slightly shrink KPMG's overall Atlanta footprint, though a company spokesperson said the new office is designed to accommodate more employees.
Midtown's Pull on Downtown Tenants
The costar.com report described Midtown as a hot spot for office tenants, pointing to large deals signed by KPMG, EY and Deloitte in the neighborhood. CoStar data cited in that piece put average Midtown rents at roughly $43 per square foot, compared with about $30 per square foot across the rest of the Atlanta market.
Midtown's vacancy rate eased slightly in the first quarter of 2026, dropping 90 basis points quarter over quarter to 29.3%, while West Midtown's overall vacancy rate stood at a much higher 38.7%, according to Colliers' Downtown Atlanta submarket report. Class A rents in Midtown also climbed 5.5% year over year in that quarter.
Taft also moved into a new Atlanta office after merging with Morris, Manning & Martin, according to bizjournals.com, with that new space located just up the road from the firm's previous longtime home.
