French Perfumes International has closed on a 63,417-square-foot industrial building in Edison for $18.1 million, a deal the fragrance distributor says will support distribution, warehousing and administrative work as it grows. The building sits at 930 New Durham Road, with roughly 58,000 square feet of warehouse space and 5,400 square feet of offices split between the two functions.
The acquisition, reported according to a news release cited by Real Estate NJ, gives the Edison-based, family-owned company a larger operational footprint close to home. French Perfumes International specializes in wholesale, ecommerce and international distribution, and it partners with fragrance manufacturers to promote their products in the U.S. market. KBC Advisors' Michael Kimmel and Joe Vacca managed the transaction, according to the company.
A Family Business Eyes Its Next Chapter
Diljeet Singh, CEO of French Perfumes International, framed the purchase as part of a broader strategic push. The company is making investments in infrastructure, capabilities and partnerships needed to support its next phase of expansion, Singh said, calling the acquisition an important step toward that growth.
The building itself dates to 1982 and comes with nine dock doors and parking for 20 cars, practical features for a company handling both distribution and office functions under one roof. Its location near Routes 1 and 27, Interstate 287 and the New Jersey Turnpike puts it within easy reach of major shipping corridors — a detail that likely factored into the site selection for a distributor moving product in and out regularly.
Middlesex County's Industrial Momentum
The purchase lands in a county that has become something of an industrial hotspot. Middlesex County holds 224.73 million square feet of total rentable industrial building area, the largest footprint across North and Central Jersey, according to a Q1 industrial report cited by NJBIZ. The county's industrial vacancy rate stood at 7.4%, slightly above the regional total of 7.0%, even as it led the region in year-to-date net absorption with 932,714 square feet — nearly double the 471,590 square feet recorded in Hudson County, the next-closest market.
Edison itself has seen notable industrial activity beyond the French Perfumes International deal. FedEx leased 695,073 square feet at 25-35 Talmadge Road in Edison, a transaction NJBIZ highlighted as part of the county's broader industrial growth. Separately, in March a company purchasing an Edison warehouse for $18.2 million said it planned to transform the facility into its U.S. corporate headquarters, according to NJ.com.
A Broader Market Rebound
The deal also arrives as the wider Northern New Jersey industrial market shows signs of a turnaround. Net absorption across the region turned positive in the third quarter of 2026 after three and a half years in negative territory, according to a report from NAI James E. Hanson. Year-to-date industrial leasing volume in Northern New Jersey reached 23.7 million square feet through the third quarter, the firm's data shows.
NAI James E. Hanson has also been active on the sales side of that rebound. The firm announced on November 3rd the $68.5 million sale of a two-property, 14.9-acre industrial outdoor-storage portfolio in Newark and Kearny, as reported by ROI-NJ. For French Perfumes International, the New Durham Road purchase represents a smaller but locally significant piece of a county and region where warehouse space remains in high demand.
