Grow Therapy has signed a lease for more than 78,000 square feet at 145 Delancey Street in Essex Crossing, marking the mental health company's second New York City office deal in just a year. The expansion is tied to plans for 123 new jobs and a $15 million investment to build out the space.

The lease, first reported by Commercial Observer, comes roughly a year after Grow Therapy took on about 19,000 square feet at 100 Broadway in Lower Manhattan. The Essex Crossing space is more than four times the size of that earlier footprint, a dramatic jump for a company that has been steadily building up its New York presence.

Grow Therapy runs a mental health platform that connects licensed therapists and psychiatrists with patients for both in-person and online care, according to Area Development. The company's 100 Broadway lease was the site named in that earlier project.

State Incentives Tied to the Expansion

Empire State Development is backing the Essex Crossing project with up to $1.4 million in performance-based Excelsior Jobs Program tax credits, according to an announcement carried by EIN Presswire. The release states the expansion will create 123 new full-time jobs, include $9.9 million in research and development spending, and bring an additional $15 million toward building out the new office.

Those figures are separate from the incentives tied to Grow Therapy's earlier 100 Broadway project. Empire State Development's announcement for that deal said it was supported by up to $1.8 million in performance-based Excelsior Jobs Program tax credits, with Grow committing to create at least 186 full-time jobs over five years, per the state agency's press release.

A Growing Tally of Jobs and Investment

Taken together, Grow's commitments across its New York operations now add up to 309 new jobs, 94 retained jobs, and $40.9 million in investment, per the same EIN Presswire release detailing the Essex Crossing project. The Essex Crossing lease represents the company's second New York City office deal in only a year, a pace that Commercial Observer notes is notable for a mental health startup still scaling its physical footprint in the city.

The timing lands amid a shifting office market downtown. The average office asking rent in Lower Manhattan hit $62.40 per square foot in the third quarter of 2026, according to CBRE data cited by Commercial Observer, a backdrop against which Grow Therapy's bet on a much larger Essex Crossing space stands out.

Essex Crossing, the mixed-use development on the Lower East Side, has increasingly drawn office tenants alongside its retail and residential components. Grow Therapy's move into 145 Delancey Street adds a healthcare-focused employer to that mix as the company continues to expand its New York footprint beyond its original 100 Broadway lease.
