VIOR Makeup Studio founder Victoria Orr is expanding her beauty business into the commercial real estate world, opening a set of renovated private suites for independent business owners at 2800 Holly Springs Parkway, Suite 210, with move-in scheduled for December 1. The new venture, called VIOR Private Suites, sits directly across from the growing Holly Springs Town Center and is designed to give solo professionals a polished space to meet clients without the overhead of a traditional office lease.
According to a contributed press release published in the Cherokee Tribune, VIOR Makeup Studio is expanding with the introduction of VIOR Private Suites, with the newly renovated space described as offering independent business owners a professional setting to welcome clients and grow. The idea reportedly grew out of Orr's own experience building a client-facing business and searching for a space that fit her needs as an independent operator.
Who the Suites Are For
While Orr's background is in beauty, the suites aren't limited to that industry. The release says VIOR Private Suites welcomes business owners across a range of fields, including CPAs, insurance agents, massage therapists, consultants, and wedding planners, giving each a polished setting to serve clients and connect with other professionals. Suite sizes reportedly range from about 8 by 10 feet up to 10 by 15 feet, and the arrangement is flexible enough that two professionals can share a single suite and split the rental cost if they choose.
Each suite is described as including water, electricity, and high-speed internet, along with shared amenities like a client waiting lounge, a stocked coffee and refreshment station, tenant and guest parking, business directory signage, a mailing address with individual mailboxes, optional ambient dimmer lighting, and professional cleaning of common areas. Interiors reportedly feature a warm, neutral palette with carefully selected finishes, and the building's exterior is slated for a refresh with modern colors, updated signage, and decor this year.
A Front-Row Seat to Town Center's Growth
The location puts VIOR Private Suites directly across from Holly Springs Town Center, positioning the new business to benefit from the continued growth of downtown Holly Springs Town Center. Anticipated improvements to walkability in the area are expected to further connect nearby businesses and public spaces, per the release.
That Town Center buildout has been years in the making. Construction was set to begin in August 2021 near the intersection of Hickory Road and Holly Springs Parkway, according to the Atlanta Journal-Constitution, with plans calling for a three-story, 16,000-square-foot City Hall with a clock tower and more than 30,000 square feet of restaurant and retail space. The project was described at the time as a walkable, Main Street-inspired destination weaving together civic and community spaces with retail, restaurant, and residential offerings.
More recently, the Town Center's amphitheater project broke ground on September 3, 2025, according to an announcement from Holly Springs Town Center, with plans for a stage, green room, dressing room, and public restrooms intended for community events and concerts. The same announcement said a planned parking deck would add more than 300 public spaces with entry and exit onto Hickory Springs Parkway, and that the Holly Springs City Council was scheduled to award the City Hall construction contract at its October 6 meeting that year, with work expected to begin later in 2025.
Orr's Path From Makeup Artist to Landlord
The VIOR Makeup Studio website describes the business as a clean-beauty studio offering bridal makeup and hairstyling.
Orr has described her entrepreneurial path in blunt terms. “In 2023, I made the leap to invest in myself and start my own business,” she told Shoutout Atlanta. That leap now extends beyond makeup chairs into a commercial suite business aimed at other independent professionals looking for the same kind of foothold she found.
