A Sunnyvale research and office building that Intuitive Surgical has called home for nearly two decades has sold for $35.8 million, more than double its assessed value, as the medical device maker prepares to clear out. The buyer is a group led by Bay Area real estate firm Graymark Capital, and the deal lands at 1450 Kifer Road, a property Intuitive Surgical purchased back in 2008.

The sale price works out to more than double the property's assessed value of $17.7 million, according to The Real Deal, which attributed the transaction report to the East Bay Times. Intuitive Surgical bought the 78,200-square-foot building in 2008 and has occupied it for nearly two decades, per the same outlet, though a separate property listing from Revere puts the building's size at 78,181 square feet — a minor discrepancy between the two figures that doesn't change the scale of the deal.

The move-out is confirmed, though key details remain unclear. Intuitive Surgical sold a Sunnyvale research and office building it plans to vacate, Mercury News reported following the November 4 filing, but no move-out date or future tenant has been identified publicly.

A Pattern of Big Sunnyvale Deals

This isn't Graymark's first swing at Bay Area office real estate this year. The firm bought a 128,000-square-foot building at 1650 65th Street in Emeryville for $26.9 million in the spring, according to the same Real Deal report — a smaller but comparable bet on office space amid shifting market conditions.

Sunnyvale itself has seen a string of significant office sales in 2026. Blackstone acquired an office and research building at 350 Cobalt Way from PSAI Realty Partners for $99.6 million in September, The Real Deal notes, while Apple paid $162.2 million for a 195,000-square-foot building at 684 West Maude Avenue, as reported by Mercury News.

Elsewhere in the city, an affiliate led by Drawbridge Realty acquired the 180,400-square-foot building at 100 Altair Way for $219 million, a property fully leased to Databricks at the time, according to Silicon Valley. Clarion Partners, through an affiliate, also sold a 104,000-square-foot research and development office at 384 Santa Trinita Avenue for $46 million to an affiliate of SFF Realty Partners, per a separate Real Deal report.

Why Investors Are Circling

The flurry of deals comes as investor interest in Silicon Valley picks up steam amid the ongoing artificial intelligence boom, The Real Deal reports. That appetite tracks with broader office-market data: Silicon Valley's office vacancy rate fell to 15.9% in the third quarter of 2026, down 30 basis points from the prior quarter and 160 basis points year-over-year, according to a Kidder Mathews market report.

Leasing activity totaled 2.9 million square feet for the quarter, up 97.2% year-over-year, the Kidder Mathews report found. Net absorption was positive 491,072 square feet in the third quarter, marking the fourth consecutive quarter of positive absorption for the region's office market — a sign that tenants are once again filling space rather than shedding it.

For Intuitive Surgical, the Kifer Road sale fits into a larger pattern of consolidating its real estate footprint. The company developed a 1.2-million-square-foot campus at 950 Kifer Road in Sunnyvale and spent $271 million on buildings in Sunnyvale and Santa Clara between 2017 and 2023, underscoring how much the medical device maker has invested in concentrating its operations closer to home even as it offloads outlying properties like the one on Kifer Road.
