Paradise Valley, the 12,000-person town wedged between Phoenix and Scottsdale, has officially landed among the five wealthiest suburbs in the entire country. The ranking puts a number on something locals and real estate agents have long sensed: this stretch of desert near Camelback Mountain, with its world-class resorts, low speed limits and speed cameras, has become one of the priciest zip codes in America.
The ranking comes from financial technology company MoneyLion, which placed Paradise Valley fifth among U.S. suburbs in 2026, according to Phoenix New Times. The company found the town's average household income reached $408,500 in 2024, the most recent year of data available, while the average home value climbed to $3.7 million in 2026. MoneyLion's analysis only considered suburbs with at least 5,000 households within a metropolitan statistical area that are not the area's main city.
That income figure traces back to the U.S. Census Bureau's 2024 American Community Survey, which MoneyLion used as its data source, as reported by Moneywise. The same methodology placed Los Altos, California, fourth on the list, with an average household income of $417,182 and an average home value of $4.8 million, Moneywise reported. Scarsdale, New York, held onto the top spot in a separate GOBankingRates study tracking wealthy suburbs over the past decade.
A Decade-Long Climb
Paradise Valley's rise isn't new, but it has accelerated. In GOBankingRates' comparison of wealthy suburbs today versus ten years ago, Paradise Valley jumped from 14th place in 2016 to fifth place in 2026. That trajectory tracks with the separate housing-market rankings that have tracked the town's zip code climbing year over year.
Beyond household income, Paradise Valley's housing market has its own story to tell. Real estate data firm PropertyShark, which tracks closed residential sales rather than listing prices, found that the town's 85253 zip code posted a median sale price of $3.6 million in 2026, up from $3.5 million the year before. Paradise Valley is the only Arizona zip code to appear on PropertyShark's 2026 list of the 100 most expensive zip codes in the country.
Seven Straight Years on Top in Arizona
Locally, the 85253 zip code has now topped Arizona's luxury real estate market for seven consecutive years, according to the Phoenix Business Journal. The outlet reported that Paradise Valley's national ranking reached its highest point ever in the new report, a notable jump in a national field dominated by coastal money.
Nationally, California still dominates the priciest-zip-code rankings, but its grip loosened slightly this year. The state accounted for 57% of entries in PropertyShark's 2026 top 100, its lowest share in more than a decade, per the firm's report. The Bay Area and the New York metro area each supplied 31 zip codes to the list, tying for the most of any region in the country.
Paradise Valley's Housing Costs
Paradise Valley's $3.6 million median sale price underscores the town's high housing costs.
Whether measured by household paychecks or home sale receipts, the numbers point to the same conclusion: Paradise Valley's small-town feel now comes with a very large price tag, one that increasingly puts it in the same conversation as the nation's most storied enclaves of wealth.
