A company affiliated with the Kansas City Royals has purchased a 28-story office tower at 2345 Grand Blvd., just steps from Crown Center and the site where the team hopes to build its next ballpark. The team confirmed the deal Thursday, and the tower is currently about half vacant, with law firm Lathrop GPM having already relocated to a nearby location.
The Kansas City Business Journal was first to report the purchase, noting it marks the Royals' second recent office-building acquisition in the area as the team prepares to build a 34,000-seat ballpark. Property records show 2345 Real Estate Holdings LLC purchased the 28-story tower along with a connected four-story building in the same complex, according to the Kansas City Star.
Despite the vacancies, the Royals say they'd like existing tenants to remain in the building and are actively seeking new ones, including office tenants. That's a notable détail given the team has already said it will not place its own future offices inside 2345 Grand — instead, the Royals plan to build their own offices closer to the future ballpark itself.
A Tower Caught in the Path of a $3 Billion Redevelopment
The 2345 Grand purchase lands squarely inside the footprint of what the Royals envision as a sprawling live-work-play neighborhood centered on Crown Center and a new stadium. Royals and Populous officials unveiled detailed renderings of the proposed ballpark, which the Kansas City Star reported would anchor a redevelopment district. The new stadium is expected to replace the existing Hallmark headquarters site, with construction on the ballpark itself expected to begin next year and an opening targeted for the 2030 season.
Timelines for the broader project have shifted as planning has evolved. An earlier report from the Star indicated stadium construction could start in 2026 and run through 2031, though it cautioned those dates were subject to change. A more recent Star report instead pointed to demolition beginning late this year or early in 2027, ahead of the construction window now anticipated for next year.
Second Property Deal Near the Stadium Site This Year
The 2345 Grand purchase isn't the only property move tied to the Royals' stadium ambitions. Earlier in 2026, a Royals-tied company purchased the former Blue Cross and Blue Shield of Kansas City building at 2301 Main Street, with the sale going through in late June, according to Jackson County records cited by the Star. The buyer, 2301 Real Estate Holdings LLC, shares an address with the team's current home at Kauffman Stadium, and plans for the 2301 Main property are to be announced.
The moves around Crown Center echo similar activity elsewhere near the proposed stadium footprint. In April, Crain bought the 11-story office building at 2323 Grand, according to the Kansas City Business Journal, another signal that investors are positioning themselves near the team's planned footprint.
