A Seyon-affiliated limited liability company has paid $19.5 million for five industrial warehouses in Windsor. The sale covers 24.1 acres and nearly 196,000 square feet of brick and masonry warehouse space.

The purchase, reported by Hartford Business Journal, is the latest move by a partnership between Seyon Group and BGO that has been steadily assembling industrial real estate across the Hartford region. The Windsor buildings sit near Interstate 91 and Bradley International Airport, giving tenants quick highway and air-cargo access. With this purchase, the partnership's Windsor and East Hartford holdings now total 16 buildings spanning more than 612,000 square feet.

BGO's own announcement of the broader acquisition, made in late October, put the full portfolio at 612,445 square feet across 16 small-bay industrial buildings in the Hartford metro area, with the complex running at roughly 94% leased. That announcement broke the portfolio into two pieces: 11 East Hartford buildings in Prestige Park totaling approximately 416,863 square feet, and five Windsor buildings — the Marshall Phelps Portfolio — totaling approximately 195,582 square feet.

A Partnership Building Scale Market by Market

Combined, Seyon and BGO's Windsor and East Hartford purchases add up to $55.55 million, according to figures tied to the two deals. The East Hartford leg alone was reported at $36.05 million by Hartford Business Journal.

Andrew Iglowski, Seyon's co-founder and managing partner, said in BGO's announcement that expanding into Hartford with BGO is a natural progression of our partnership and of Seyon's industrial strategy. He added that Prestige Park and Marshall Phelps offer scale in a market with many industrial users and suit the firms' flexible infill strategy. Iglowski also said concentrating more than 600,000 square feet in one market would allow the companies to operate more efficiently, accommodate growing tenants and invest in property improvements.

The East Hartford properties sit near Interstates 84 and 291, rounding out a regional footprint that now bookends the Hartford area from two directions. Seyon and BGO describe the properties as offering smaller warehouse and flexible industrial spaces aimed at manufacturers, distributors, logistics companies and other businesses — the kind of multi-tenant, small-bay buildings Seyon has specialized in acquiring and repositioning since its 2017 founding by Bryan Blake and Iglowski.

Part of a Bigger Northeast Buying Pattern

The Hartford-area deals build on a July acquisition of a 134,413-square-foot industrial portfolio in Marlborough, Massachusetts, by the same partnership.

BGO, a global real estate investment manager, serves more than 750 institutional clients and reported roughly $100 billion in assets under management as of mid-2026. The firm also combined with Bell Partners earlier this year. Seyon Group is based in Boston.

Windsor's Industrial Market Keeps Changing Hands

Elsewhere in Windsor, a group of investors paid $13 million for the industrial property at 600 Day Hill Road, which includes a 187,992-square-foot building on a 29.69-acre site.

The pace of deals tracks with a broader uptick in Hartford's industrial market. Net absorption totaled 224,000 square feet in the third quarter, driven largely by two leases exceeding 100,000 square feet, according to CBRE. Vacancy fell 30 basis points to 7.0% over the same period, while leasing activity climbed to 407,000 square feet — up 27% from the prior quarter and 25% above the three-year quarterly average. Average asking rents rose 5% quarter over quarter to $7.68 per square foot, CBRE's data shows.
