Bookings opened Monday for Placemakr Tempe, Apartments by Hilton, a planned 87-unit furnished apart-hotel inside Tempe's new Shorehaven development, with the property's opening scheduled for December 2. The announcement marks Placemakr's second Arizona location and extends its partnership with Hilton into the fast-growing Phoenix metro lodging market.
Placemakr announced the launch of its second Arizona property on Monday, according to a news release distributed via PR Newswire. The release states the property will be bookable as part of Apartment Collection by Hilton starting November 2, ahead of its scheduled opening on December 2, 2026. As reported by Hotel Dive, the property is described as a newly constructed property offering studios and one-, two- and three-bedroom units.
The property will include 87 furnished accommodations spanning studios through three-bedroom layouts, per the release. Guests are expected to have access to a resort-style pool, a game lawn, a clubroom and a fitness center, the same release notes. Placemakr Tempe sits at 1310 Vista Del Lago Drive, which the announcement describes as minutes from the Arizona State University campus and downtown Tempe.
Inside the Shorehaven Development
The apart-hotel is located within Shorehaven, a planned 722-unit Class-A community developed by Silverstein Properties, according to the release. Shorehaven itself is a 1.3-million-square-foot project built across 3.3 acres featuring three towers, per details reported when the development topped out in October 2024, as noted by Cantor Asset Management. That same account states Silverstein led the development with Clayco as builder, DAVIS as project architect and Katie Bowe Design as interior designer, and describes Shorehaven as the first phase of South Pier, a master-planned community on Tempe Town Lake.
Placemakr CEO and co-founder Jason Fudin said in the announcement that “demand for apartment-style stays is outpacing supply,” and that Tempe represents a natural fit given business, university and leisure demand. Placemakr Tempe builds on the company's existing partnership with Hilton under the Apartment Collection by Hilton brand, the release states.
A Second Arizona Bet After Phoenix
Placemakr's first Arizona property opened in downtown Phoenix, where the company rented out roughly 15% of the ANOVA Central Station development, according to ABC15. That earlier location involved more than 120 multifamily units offering furnished studio, one-bedroom and two-bedroom apartments for rent, the station reported.
Hilton has described Apartment Collection by Hilton as a new lodging category offering furnished apartments ranging from studios to four bedrooms, according to a release from Hilton. Hilton's announcement states its partnership with Placemakr could add as many as 3,000 new units to its existing apartment-style inventory. Sources differ on exactly when the brand launched — Hotel Dive has reported a January 15, 2025 introduction, while a Hilton web page cites January 15, 2026 — and that discrepancy remains unresolved in the available record.
Phoenix's Extended-Stay Boom
The Tempe opening lands amid a broader surge in Phoenix-area hotel construction. The Phoenix Business Journal reported that the metro is projected to see more new hotel openings in 2026 than any other U.S. city, with Mesa hotel demand up 6.6% year-to-date against 5.6% supply growth, according to the Phoenix Business Journal. The outlet also noted CoStar was tracking eight Mesa hotels totaling 743 rooms under construction, equal to 13.4% of that city's existing hotel inventory, with extended-stay lodging outperforming other segments as project workers, relocating professionals and value-focused travelers drive demand.
CoStar separately projected that New York City and Phoenix would open the most hotel rooms of any U.S. markets in 2026, as part of a forecast of 891 hotels and roughly 99,011 rooms nationwide, according to CoStar. National hotel performance data from CoStar also showed the average daily rate reaching $171.74 in July, up 5.7% year over year, with revenue per available room climbing 8.2% to $119.77 over the same period.
