490 Hayes Prepares for New Occupants

On a recent stroll down the 400 block of Hayes Street, we noticed the windows of 490 Hayes covered in brown paper. Until last month, the space belonged to Architectural Studios, a joint office for two local architects. When we touched base with one of the architects, Charles Hemminger of Hemminger Architects, he enlightened us as to why exactly he and the other architect decided to close up shop after about 18 years in Hayes Valley.

"The rent went up and it was too small of a space," he said, very matter-of-factly. "Most of my business is in the Mission and in the SOMA neighborhoods, so it was the right place to move to." Hemminger transitioned to 2601 Mission Street, where he told us the office space is much more suitable for his needs. The other architect that previously occupied the storefront with Hemminger is Stan Teng, and according to his website, he's moved on to Stockton Street. "I'm looking forward to having more space in my new office," Charles said. "Hayes Valley has changed a great deal, and clearly the spaces on the ground floor are more retail spaces than offices." As for the new occupants of 490 Hayes, we've heard that Lux Salon, a nail salon currently located at 441 Powell, will be moving into the space. However, we couldn't reach anyone at Lux for confirmation after several attempts. As usual, as we learn more, we’ll keep you updated, faithful readers.
