We posted last Friday about up-and-coming new builds in the Castro area nearing completion. One such build, Linea, the 115-unit glass edifice located directly below the imposing federal US Mint and built on the former 76 gas station site, is in striking distance of multiple neighborhoods and places of interest. CurbedSF recently reported on what it will take to get into each of the units in Linea referencing what developers and realty pro's call 'a price teaser.'
If you've been scrimping and saving your hard earned dollars, hoping to get in on the ground floor, here are ballpark figures on how much you'll need in order to buy into one of the neighborhood's next multi-floor, mixed-use, modern-designed permanent fixtures.
Studios are 450 square feet and are asking $479K with monthly HOA dues of $449.
One bedrooms range between $614,035 and $739,025 and have square footage from 600 to 700. Monthly HOA dues are estimated to be between $479 and $507.
One bedrooms plus a den will be $805,048 and 753 square feet with monthly HOA dues of $507.
Two bedrooms that include parking are between $830,793 and $1,295,483 with square footage from 760 to 1,100. Monthly HOA dues are estimated to be between $577 and $659.
Two bedrooms plus den and parking are $1,215,297 and are 1,030 square feet with monthly HOA dues of $642. "If a buyer opts not to purchase parking the purchase price can be reduced by $40,000."
Saving the environment and $40k by skipping auto ownership and a parking spot seems perfectly reasonable--or I guess you could always sublet it to make a few extra bucks.
