Architect Ty Harrison Lists Paradise Valley Hillside Lot for $2.2 Million, Plans IncludedSource: Google Maps

An upmarket 3.13-acre hillside lot in Paradise Valley, featuring sweeping views from Mummy Mountain, hit the market with a $2.2 million price tag, plans included. Architect Ty Harrison, the mind behind the exquisite estate, opted to list the property he bought last June for $600,000, banking on the area's luxury home boom.

Harrison, an Arizona State University grad with a decade of licensed architecture behind him, is no stranger to high-end projects. His designs dot the Los Angeles landscape, where he specialized in hillside homes before returning to Phoenix to establish his own firm. According to a Phoenix Business Journal report, Harrison originally listed the estate last October for nearly $6 million, aiming to quickly to turn a profit.

The revised asking price of $2.2 million doesn't only snag you land, but it also hands over completed surveys, and the architectural renderings of an 11,000-square-foot mansion Harrison has planned for it. Maximilian de Melo, of America One Luxury Real Estate, described Harrison's work as reminiscent of "a Beverly Hills mountain estate," as per the Phoenix Business Journal.

Despite the price drop, Harrison maintains it's a steal for the area. "I wanted it priced right to sell compared to recent comps and vacant land," Harrison said in an exclusive interview with the Phoenix Business Journal. The property, branded Quartz Mountain Manor, promises luxury features like a 55-foot negative edge pool and a rooftop deck complete with a sports court and bar.

In a unique twist, Harrison pointed out that this property qualifies for the Paradise Valley Mountain Preserve Trust. "A future buyer could put a part of the land in a conservative easement and get a tax break," he told the Phoenix Business Journal. This would entail maintaining two acres in their natural state while reaping fiscal incentives. Such perks are a nod to the lot's potential and Harrison's forward-thinking design, which includes lavish amenities like an all-level accessing elevator and a third-level glass floor for dramatic views.
