Buckeye, Arizona, is planning a large 2,100-acre mixed-use development called The Landing. This project will include entertainment, retail, housing, and educational facilities. It is located south of Interstate 10 along Verrado Way, within one of Buckeye's designated special planning areas, mostly on state trust land, as detailed by ABC15. 

Buckeye is working on creating a regional entertainment hub to support its growth and meet residents' needs for more amenities. The city has held a community meeting earlier this year and plans another on Nov. 6 at city hall to gather input on pedestrian-friendly spaces and housing options. However, a specific area plan vote by the City Council, expected in the second quarter of 2025, has not yet been officially scheduled, as per a statement obtained by Phoenix Business Journal. 

However, Buckeye's entertainment and retail options have lagged due to recent industrial developments. The Landing is located near established residential areas, schools, and retail spaces like Buckeye Commons, which has a Costco. It is also close to the master-planned community of Verrado, which has nearly 7,000 homes.

Commercial development is ongoing in the area, with Vestar planning 520,000 square feet of new stores and restaurants at a new power center. Additionally, a 600,000 square feet retail expansion is underway at Verrado Way south of I-10, which includes Buckeye Commons, Roosevelt Commons, and the Mix on Roosevelt. These developments align with The Landing's specific area plan, which states, "The Landing in Buckeye is envisioned to be West Valley's premier destination for all things recreation, entertainment, working, shopping, and living," as described on the ABC15.
