A Miami resident has entered a guilty plea after being charged with conducting a fraudulent scheme to secure multiple home equity lines of credit (HELOCs) by illegally using one single property as collateral for all loans. Alfred Lenoris Davis, 51, admitted to duping various lenders by presenting them with falsified documents, including tax returns, and falsely claiming his property was lien-free when in fact he had already secured, or was in the process of securing, additional HELOCs against the same property, as reported by U.S. Attorney’s Office.

During mid-2023, Davis was successful in convincing a multitude of financial institutions to extend credit totaling approximately $1,257,500. According to the announcement by U.S. Attorney Hayden P. O’Byrne for the Southern District of Florida and acting Special Agent in Charge Brett Skiles of the FBI, Miami Field Office, the funds obtained by Davis were used for personal expenses, among other purposes. "Davis faces up to 20 years in prison for each count of wire fraud and up to 10 years in prison for each count of money laundering," a statement on the U.S. Attorney’s Office website detailed.

The fraudulent activity occurred over the course of two months, wherein Davis submitted the misleading information in order to procure the illegal loans. The plea was entered on Monday, and a sentencing hearing is scheduled for July 24 in Miami. As this case proceeds, it highlights the ongoing issues of financial fraud that continue to affect businesses and individuals alike.

An investigation into the case was conducted by the FBI's Miami division, while the prosecution is being led by Assistant U.S. Attorney Jonathan Bailyn. Assistant U.S. Attorney Sarah Klco is tasked with handling asset forfeiture related to the case. For individuals seeking further information, related court documents and details are publicly available on the website of the District Court for the Southern District of Florida, with this case listed under number 24-cr-20456.
