The Osprey Logistics Park in Coral Springs, an important industrial hub completed in 2023, has been refinanced with a substantial $57 million loan. Foundry Commercial and a fund managed by American Realty Advisors, the owners of the said park, have restructured their financing through the assistance of JLL Capital Markets. This financial move underscores the significance of the logistics park in the area's industrial landscape.

As reported by TAPinto, the park is located at 12000 NW 39th Street and spans 427,515 square feet. It is strategically positioned on the west end of the city, forming a crucial segment of the Commerce Park of Coral Springs. The new financial deal aims to quickly bolster the park's standing amid a tight market with scarce availability for modern industrial space.

This logistics center is no stranger to large-scale transactions. In a related event documented by ConnectCRE, the same amount, $57 million, was secured in financing from Synovus, this time featuring a floating-rate loan. This reaffirms the Osprey Logistics Park as a Class A industrial park and reflects the confidence lenders have in the joint venture managing it.

A salient feature of Osprey Logistics Park is its tenancy by CTS Engines, a specialist in jet engine maintenance and repair, adding an industrial edge to the city's economy. Nicole Barba, together with Steven Klein, Melissa Rose, and Preston Bacon from JLL, spearheaded the capital markets team that represented the borrower. According to Rose, "This financing package supports a truly rare industrial asset in a market with virtually no developable land remaining and zero vacancy among modern buildings," detailed in ConnectCRE's report.

Its proximity to major roadways such as the Sawgrass Expressway and Sample Road positions it advantageously for logistics and distribution operations.
