The City of Goodyear has paired up with Diversified Partners for this 7.7-acre endeavor, destined to be a significant retail and entertainment hub, especially given its proximity to the Goodyear Ballpark, the spring training grounds for the Cleveland Guardians and Cincinnati Reds. With a notable lineup of tenants, the project boasts of being nearly fully leased, as stated at yesterday's event, sparing only 13,673 square feet for potential occupants.

"This development meets an important need for residents in this part of the city by bringing shopping and services closer to home," Mayor Joe Pizzillo remarked during the groundbreaking ceremony, according to the City of Goodyear. The sentiment was backed by the array of confirmed tenants that includes a mix of national chains and local businesses such as the fast-casual eatery Farmer Boys, Mesquite Fresh Street Mex, Jersey Mike’s Subs, and The Nail Boss, amongst others.

Beyond the retail landscape, the family entertainment company Rush Funplex has revealed plans for a new 74,000 square foot facility adjacent to Ballpark Village. This development looks set to offer an array of activities, including bowling, go-karts, and laser tag. Ballpark Village is part of a larger trend as Goodyear welcomes the likes of Trader Joe’s, Nordstrom Rack, and Fogo de Chão to GSQ, touted as the new downtown. "These developments highlight Goodyear’s momentum and its commitment to a dynamic mix of shopping, dining and entertainment options," as the city officials have put it, as per the City of Goodyear release. Construction on Ballpark Village has commenced, with residents eagerly anticipating the project's completion and the opening of its doors in 2026.
