This financial leg-up comes courtesy of state grants for CalHome and the Prohousing Incentive Program, aiming to make housing more of a reality than a reverie for those feeling the economic squeeze.
Amidst the stark reality of housing unaffordability, David Estrella, who helms the County Housing and Community Development Services, shared with the County of San Diego that, "The average age of a first-time homebuyer in the nation is 40 years old, which is a record high." He highlighted the particular challenges in San Diego, where the climb up the property ladder is even steeper, signaling an undercurrent of distress against the tide of unaffordable housing options.
The CalHome program aims to aid 20 low-income first-time buyers with 30-year, 3% interest loans featuring deferred payments—setting the stage for sustainable homeownership sans the immediate stress of hefty monthly dues. Also in the cards is the possibility of the County grabbing a slice of the Prohousing Incentive program pie, which, if awarded, would extend low-interest deferred payment loans to roughly 14 additional first-time purchasers making up to 120% of the area median income; for instance, two-person households earning at or below $125,550, or four-person broods capped at $156,950.
