AJ Capital Partners has closed a $475 million construction loan to bankroll Belle Meade Village, the developer’s long-planned luxury overhaul of the former Belle Meade Plaza shopping center. The 15.5-acre mixed-use project is slated to swap out the aging retail strip for condos, shops, a boutique hotel and a hefty amount of public green space.
Per the Nashville Business Journal, the construction facility closed on Jan. 23, and AJ Capital has described it as one of the largest construction loans in Nashville’s history. That reporting notes the financing is intended to cover the initial phases of retail and the for-sale residences planned for the site.
Project Plan And Amenities
Belle Meade Village is set to transform roughly 15.5 acres at Harding Pike and White Bridge Pike into a walkable retail and residential hub centered on a town square and an antique carousel. According to AJ Capital Partners, plans call for more than 40 storefronts, a boutique hotel, a member’s club and greenways intended to reconnect the property to Richland Creek, with about 60% of the land reserved for parks, public walkways and open space.
The developer has also unveiled 1 Iris Lane, a pair of boutique residential buildings within the village. As described by AJ Capital Partners, the buildings will feature large amenity spaces that include a pool, library and fitness facilities, aimed squarely at buyers who want condo living without skimping on perks.
Loan Details And Condo Sales
The construction facility is being provided by Barings and was negotiated by Raymond James' real estate investment banking group, according to Commercial Observer. That reporting adds that 1 Iris Lane will consist of two 46-unit buildings, for a total of 92 condos, with about 16,000 square feet of amenity space.
Units at 1 Iris Lane start at around $3 million and were roughly 40% presold when the loan closed, Commercial Observer reported. The financing is structured to cover early phases of retail construction along with the for-sale residential component, essentially seeding the village with high-end housing and storefronts at the outset.
Timeline And Next Steps
AJ Capital’s project materials list Belle Meade Village with a target completion date in 2028 and note that the developer opened a sales gallery for 1 Iris Lane last fall, per AJ Capital Partners. With the loan closing on Jan. 23, the capital stack is now in place to move ahead with staged construction, according to the Nashville Business Journal.
The developer acquired the strip mall in 2023 and has already cleared much of the site to make way for the new village, setting the table for cranes, concrete and plenty of neighborhood scrutiny over the next few years.
Legal And Community Pushback
The path to Belle Meade Village has not exactly been smooth. The rezoning process drew extensive public comment, with Metro Council ultimately approving a specific-plan rezoning in 2023 after contentious hearings, according to Nashville Scene.
Neighbors have continued to raise concerns about traffic and density, and longtime Kroger on the site closed to make way for redevelopment.
