
Pflugerville is officially putting nearly $400,000 on the table to get its next big mixed-use hub off the ground, signing on commercial real estate heavyweight Jones Lang LaSalle (JLL) to guide planning for Project Nexus, a 53-acre site billed as a future regional draw for shopping, offices and public space near Lake Pflugerville.
Council Signs Off on JLL Contract
During Tuesday’s council meeting, city leaders approved a professional services agreement that brings JLL on as owner’s representative for Project Nexus, with total fees capped at $397,350, according to the City of Pflugerville agenda. The item was placed on the regular meeting docket and directs city staff and Pflugerville Community Development Corporation (PCDC) leadership to finalize the statement of work and detailed scope before they dive into procurement and developer outreach. With the vote, council also cleared the way for the PCDC executive director to execute the agreement once the board signs off.
What Project Nexus Is
Project Nexus is a long-term, 53-acre mixed-use development acquired by the PCDC earlier in 2025 and pitched as a destination aimed at boosting sales-tax revenue and expanding public amenities around Lake Pflugerville, according to the Pflugerville Community Development Corporation. Pflugerville Community Development Corporation materials lay out a multi-phase plan that could include retail, restaurants, office space and civic amenities on the site. The PCDC notes that the owner’s representative is expected to steer market analysis, shape the programmatic vision and lead developer engagement as planning ramps up.
How JLL Was Chosen
PCDC Executive Director Jerry Jones told council members that a joint committee spent June through September 2025 reviewing six national firms before unanimously recommending JLL, with the agreement then returning to council for final approval, as reported by Community Impact. JLL senior leaders said they were attracted to the project’s long-range potential and pledged to keep the city’s identity front and center. “You’re not Austin, you’re not California, you’re not Atlanta - you’re Pflugerville,” Senior Vice President Sylvia Klein told officials.
What Comes Next
With the PSA in place, city staff and PCDC leadership will now hammer out the final scope of services and kick off market analysis, procurement planning and outreach to potential developers, the agenda indicates. Pflugerville Community Development Corporation materials describe JLL’s role as guiding those early phases of work. The 53-acre tract sits near Lake Pflugerville at the intersection of East Pflugerville Parkway and Becker Farm Road, a spot that could require substantial traffic and infrastructure coordination as the project moves forward, according to the Austin Business Journal.
