According to MySA, a project details page filed with the Texas Department of Licensing and Regulation lists the IHOP at 8107 Agora Parkway as the location slated for conversion and shows construction scheduled from March 20 to July 28, 2026, with an estimated cost of about $300,000. The outlet also notes that public filings can be updated as contractors submit permits, so those specifics could still shift.
An expansion that began in Seguin
Dine Brands opened the first U.S. dual-branded Applebee’s/IHOP in Seguin on Feb. 18, 2025, according to a company press release via Business Wire, and has been pushing the format into other San Antonio-area locations. State project pages at the Texas Department of Licensing and Regulation and TDLR show similar dual-brand filings and renovations around the region, including the Loop 1604/Marbach and SW Loop 410 corridors.
Why operators are converting
