
Denver is getting ready to turn one of its most formal civic spaces into a place you might actually grab dinner. As part of a multiyear overhaul of Civic Center Park, the city plans to put a full-service restaurant in the ground-floor space of the historic McNichols Civic Center Building. The project calls for an indoor dining room, a bar, and a new exterior patio, with the city footing the bill for the kitchen and interior buildout. Work on the park and the McNichols renovation is expected to wrap in summer or fall 2027, and the restaurant is slated to open in step with the park’s relaunch.
City Issues RFP, Proposals Due In March
Denver Arts & Venues has issued a request for proposals to lease the first-floor space at McNichols, and it is specifically seeking full-service restaurant concepts. The RFP sets a March 27 deadline for submissions and notes that the city will cover part of the tenant buildout, including the kitchen and bar areas, according to The Denver Post.
Project Footprint And Funding
Current plans call for roughly 7,000 square feet on the first floor to be divided between the restaurant and an arts marketplace. The Downtown Development Authority has committed about $7 million toward revamping McNichols, BusinessDen reported. The larger Civic Center Park overhaul, a roughly $50 million first phase, broke ground in November 2025 and is designed to rework the Greek theater, promenades, and planting so the park is more usable year-round, per Axios.
