Construction wrapped this month at Stead 220, a 29-story mixed-use tower at 220 N. Ada Street in Fulton Market. The building rises to roughly 314 feet and stacks 308 rental apartments above a three-story podium, with more than 12,300 square feet of ground-floor retail. Twenty percent of the homes, about 62 units, are set aside as affordable with a weighted average target of roughly 60% of area median income.
Construction Complete, Builder and Partners
General contractor Clayco announced on LinkedIn that Stead 220 is finished, crediting Shapack Partners, CRG and KMW Communities for bringing the project across the line. As reported by Urbanize Chicago, the 29-story tower replaces a one-story warehouse on the southwest corner of West Fulton and North Ada. Clayco’s post confirmed that construction is complete.
Housing Mix and Affordability
The development delivers 308 rental apartments, ranging from studios to two-bedroom homes along with nine penthouses. Unit sizes run from roughly 400 to 1,400 square feet. The project also includes more than 12,300 square feet of ground-floor retail, 115 vehicle parking spaces and 58 secured bike racks, with the residential floors occupying levels 5 through 28 above the three-story podium.
According to the developer’s project page, 20% of units, about 62 homes, are set aside under an Affordable Housing Special Assessment Program at a weighted average of 60% AMI. CRG documents the unit mix and affordability details, while Chicago YIMBY reviewed the project’s planning history.
Design, Amenities and Sustainability
Skidmore, Owings & Merrill served as architect of record, with Gensler handling interiors that lean into hotel-style finishes such as leather-clad seating and jewel-toned fabrics. Shared amenities focus on a fourth-floor indoor and outdoor deck, rooftop terraces and fitness spaces. The building includes EV-ready parking and dedicated green-roof areas.
Marketing materials also note commitments to sustainable construction practices, including substantial construction-waste diversion. Luxury Chicago Apartments outlines the design and amenity program.
Where It Sits and What’s Next
With construction complete, the project is shifting into its next phase: filling those new homes. According to CRG leadership, move-ins are underway, and the building’s leasing site is advertising tours and current availabilities. The development team presents Stead 220 as part of Fulton Market’s continued residential growth, adding new retail space, bike parking and green-roof areas to the block.
For the developer’s perspective, a project announcement on CRG details how Stead 220 fits into its broader portfolio. Up-to-date contact and leasing information is available on the official Stead 220 website.
