The office arms race in Palm Beach Gardens just kicked up a notch. Gatsby Florida has tapped Hedrick Brothers Construction as general contractor for The Modern at Palm Beach Gardens, the developer announced this week. The project is planned as an eight-story Class AA office tower at 11200 RCA Center Drive totaling roughly 220,000 square feet, and Gatsby is targeting a mid-year groundbreaking in 2026. The move pairs Gatsby with a long-established West Palm Beach builder just as pre-leasing gets underway for the new campus.

What the project includes

The Modern is being laid out with 25,000-square-foot floor plates and a package of tenant amenities aimed squarely at finance, legal and corporate users who like their offices glossy and convenient. Planned features include a tenant rooftop terrace, a full fitness center, conference and media facilities, and ground-floor dining, including a roughly 10,000-square-foot fine-dining venue plus casual quick-serve options. LoopNet marketing materials also list an adjacent multi-level garage with EV charging and show projected retail availability beginning in July 2027.

Who’s building it

Gatsby confirmed it selected West Palm Beach-based Hedrick Brothers Construction as the project's general contractor, according to Florida YIMBY. Babak “Bobby” Ebrahimzadeh called the project "a sophisticated project that requires a partner with an impeccable track record," and Gatsby’s announcement said Hedrick Brothers looks forward to delivering a building that reflects the developer's vision. The selection marks a key milestone as the project edges from planning toward construction.

Leasing and timing

Leasing for the tower is being handled by Darryl Kaplan of the Darryl R. Kaplan Company, and trade coverage has reported that roughly 25 percent of the tower’s gross leasable area was preleased in late 2025. REBusinessOnline and other industry outlets noted the early preleasing momentum and said Gatsby expects a rapid lease-up as firms seek South Florida alternatives. Public marketing materials on LoopNet show available floor sizes and offer a rough timeline for occupancy in 2027.

Why it matters for Palm Beach Gardens

The Modern adds to Gatsby’s South Florida pipeline after the company purchased the roughly seven-acre site for about $17.5 million in 2022, a detail first reported by The Real Deal. Gatsby points to its nearby DiVosta Towers, a fully leased office campus with tenants such as J.P. Morgan and Stifel, as evidence of demand, and brokers say the large floorplates and amenity set make The Modern a likely attractor for finance, law and Fortune 500 tenants relocating to Palm Beach County. With construction partners and early leasing in place, the project is aiming to carve out a high-end suburban office niche in the market.
