Zscaler is shifting its global headquarters to Santa Clara, taking more than 300,000 square feet at the Great America Parkway campus once leased by Airbnb. The company plans to open the new campus in the summer of 2026 and use it to consolidate and expand teams across engineering, product and operations. The move delivers a major tech anchor to a South Bay office market that has been struggling with empty campuses since the pandemic.
As first reported by the San Francisco Business Times, Zscaler signed a 301,163-square-foot sublease at the twin Great America Parkway buildings to establish the site as its global headquarters. Newmark, which represented Zscaler in the deal, said the headquarters is slated to open in summer 2026.
Biggest New Office Lease Since 2023
Industry trackers called the sublease the largest new office lease in Silicon Valley since 2023, a sign that some employers are once again committing to big footprints in the South Bay. The Real Deal noted the move represents a notable expansion from Zscaler's existing North San Jose footprint.
Airbnb's Vacant Campus Finds A Tenant
Airbnb originally leased the campus in 2020 but never occupied it after shifting to a "live and work anywhere" model. A Form 8-K shows Zscaler's sublease was made effective April 29, 2025 and runs from September 2026 through April 2032 with a base rent of roughly $69.5 million, according to SFGATE. The formal sublease agreement detailing the deal is posted in filings on Justia.
What It Means For Santa Clara
The campus is owned by an affiliate of The Sobrato Organization, and brokers say landing a long-term tenant like Zscaler could help stabilize Santa Clara's office market and attract other occupiers, according to The Real Deal. Brokerage materials show the twin buildings include amenities such as cafeterias, a fitness center and an outdoor amphitheater that make the campus attractive for a large tech employer.
Next Steps And Outlook
Zscaler currently lists its worldwide headquarters at 120 Holger Way in San Jose, according to the company's contact page. Newmark included a quote from Brendan Castle, Zscaler's chief people officer, calling the opening "an exciting chapter" for the company as it scales in Silicon Valley.
