Sales are officially live for Duos Wynwood, a boutique condo hotel rising in the middle of Miami's Wynwood arts district. The eight-story building is slated to deliver 49 fully furnished suites, with prices starting around $500,000 and climbing past $1 million, and it is being pitched with flexible short-term rental options ahead of a target 2028 debut.
Wave Group Development, Vitrium Capital and Zambala Luxury Apartments are teaming up on the project, according to The Real Deal. The same sales materials put Brown Harris Stevens in charge of sales and marketing for the property at 335 Northwest 28th Street.
Design And Unit Mix
Architectural work for Duos is credited to MKDA, with AvroKO tapped to handle interiors and amenity design, per the purchaser's guide on DuosWynwood.com. The brochure lays out five unit types studio suite, gallery suite, junior suite, one-bedroom and two-bedroom with floor plans running from roughly 400 to 900 square feet across a total of 49 residences.
Amenities, Finishes And Retail
Marketing materials from Brown Harris Stevens present Duos as a hospitality-style building, with shared spaces that include a gallery lobby and coffee bar, a windowed fitness center, conference and co-working rooms and private Zoom suites. On the ground floor, the project is expected to carve out about 3,000 square feet of retail space on the 7,250-square-foot lot, according to Florida YIMBY.
Short-Term Rentals, Zoning And Timeline
The purchaser's guide states that the site's zoning allows short-term rentals with no minimum stay and a maximum stay of 30 days, and it underscores that the suites have been laid out with hospitality use front and center. The Real Deal reports that the development team plans to start construction later this year, aiming to wrap the project in 2028, while marketing materials peg pricing in the range of roughly $500,000 to more than $1 million.
How Duos Fits In Wynwood
Duos is arriving in the middle of a broader shift toward branded and short-term-rental-friendly buildings in Wynwood. PMG's proposed Frida Kahlo Wynwood luxury project has been highlighted by Axios, while the sizable Twenty Sixth & 2nd Wynwood Residences plan has been detailed by Florida YIMBY. Together, they point to an arts district that is leaning hard into furnished, hotel-style ownership models.
With marketing collateral and a purchaser's brochure now out in the wild, Duos is being marketed as a turnkey setup that blends hotel-like services with private condo ownership in a relatively compact building. Brokerage sites, including Douglas Elliman, have already begun listing units tied to the address, suggesting that active sales and early reseller inventory are starting to surface in the market.
