Midtown Doral is lining up another quick bite option, with a Tropical Smoothie Cafe slated for the ground-floor retail at Century Town Center. Permit paperwork and the center's leasing materials point to a first-floor suite tucked in near the building's fitness and wellness tenants, although no official opening date has been set.
Permit Filings Show Franchisee Prepping the Space
According to WhatNow, El Aurian, Inc. has submitted permit applications to the Florida Department of Business and Professional Regulation to open a Tropical Smoothie Cafe at 8173 107th Avenue, Suite 103. The filings identify the space as part of Century Town Center, although they stop short of listing a target opening date.
Century Town Center Lists Tropical Smoothie Among Tenants
The on-site retail page for Century Town Center already names Tropical Smoothie among its tenant mix, alongside JetSet Pilates, Rumble Midtown Doral, My Salon Suite and KidStrong. The lineup leans heavily into health and wellness-focused uses. The property's leasing brochure details roughly 30,803 square feet of ground-floor retail and restaurant space designed to serve residents of the development's apartments as well as nearby workers.
What the Cafe Will Serve
On its corporate site, Tropical Smoothie bills itself as a "born on a beach" brand that serves smoothies, salads, bowls, wraps, flatbreads and a kids' menu, positioning the chain as a grab-and-go stop for breakfast, lunch and snacks. The company traces its origins to founders Eric and Delora Jenrich and David Walker and has grown to more than 1,400 locations across the United States, per Wikipedia.
Leasing Footprint Fits Quick-Serve Model
The Real Deal reported in March 2024 that Tropical Smoothie is taking roughly 1,400 square feet at Century Town Center, a typical footprint for the brand's cafe layout. That smaller format lines up with the center's stated strategy in its leasing materials, which pairs quick-service food concepts with boutique fitness and personal-care services aimed at residents and office users in the area.
No opening date has been announced, and the permit submissions are the first public indication that the cafe is on its way to the site, WhatNow reports. Until the franchisee or the landlord posts an official opening date, there is no confirmed timeline for construction or a ribbon-cutting.
