The 10-story building at 176 NW 25th St, with ground-floor retail listed at 2431 NW 2nd Ave, opened in 2024 and is described by Property Markets Group as a 318-unit community.

Flow’s Plans And Local Fit

Neumann has pitched the Wynwood move as a natural fit for Flow’s community-focused approach, saying the firm was “honored to be able to be part of a community built by people who care about art and creativity,” the Miami Herald reports. Flow already manages properties across Brickell, downtown Miami and Fort Lauderdale, and it recently completed Flow House in downtown Miami, a sign that Neumann’s regional footprint keeps widening, according to CoStar. The company’s public materials stress shared amenities and programming that are designed to connect neighbors and help keep occupancy high.

Wynwood’s Ongoing Transformation

Wynwood has been shifting from a low-rise arts enclave into a denser mixed-use neighborhood after zoning changes encouraged taller residential and hotel projects. That pivot has brought in new shops and companies, along with a healthy dose of local pushback. Axios notes that both the area’s population and its development pipeline have surged since the 2015 rezoning.
