Industrious is planting its flag at The Lab on Platte in Denver's South Platte corridor, taking over roughly 25,000 square feet once occupied by WeWork and turning it into a new coworking hub. The center is slated to open in July and will feature hundreds of dedicated desks alongside a smaller pool of flex access seats tailored to solo entrepreneurs and very small teams. Instead of signing a conventional long-term lease, Industrious is entering a revenue-share partnership with the building's owner, tying its fortunes directly to how well the space performs.

According to The Denver Post, the company has agreed to occupy about 25,000 square feet on a floor at 2420 17th Street, inside the Lab building, and will outfit the space with 379 dedicated office seats and 18 access seats. The Post notes that the floor was last used by WeWork and confirms that the new Industrious outpost is scheduled to open in July. Company representatives told the paper the revenue-share setup is intended to better align incentives between the operator and the landlord.

The four-story Lab building was completed in 2015 and was originally leased to WeWork, according to its developer, Confluent Development. WeWork's Chapter 11 filing in November 2023 loosened up a patchwork of former WeWork floors for competitors, a shift covered by CNN. That retrenchment has created an opening for operators willing to carve up big corporate-style footprints into smaller, more neighborhood-focused offerings.

Industrious already operates a LoHi location at 2128 W. 32nd Ave., which is listed on the company's website as an active Denver outpost. The South Platte space is set up to feel different, with an emphasis on smaller suites and dedicated desks for single founders and micro-teams. The company's asset-light partnership model, highlighted when CBRE acquired Industrious in January 2025, is designed to let operators and landlords collaborate more closely on build-out and revenue.

Different Product, Different Members

Peri Demestihas, Industrious’s senior director of real estate growth, told The Denver Post that the LoHi location has been essentially full for two years and that the new South Platte site will go after a different mix of members. "It's a different product type," Demestihas said, pointing to the build-out and membership blend as the main points of contrast. He added that the company will only pursue submarkets where the right building and commercial structure are in place for members.

Why Landlords Are Saying Yes

Industrious's partnership approach, rather than traditional long-term leases, gives landlords a chance to share in the upside if the coworking concept hits, a structure CBRE emphasized in its acquisition announcement. The revenue-share model trims upfront tenant risk for building owners while giving operators a clear incentive to fill seats and run the property more like a hospitality business. For landlords in transitional submarkets such as South Platte, it can be a faster path to occupancy than waiting out standard office leases.

Industrious plans to open the new South Platte location in July and will refine its member offerings as construction and fit-out move forward. The arrival of a major national operator adds another anchor to a corridor that has seen steady commercial development since The Lab went up and could help pull more small businesses into South Platte.
