
An Idaho real-estate firm is stepping in to revive one of Ogden’s most talked-about empty corners: the long-vacant former Fred Meyer lot at the northeast corner of 12th Street and Wall Avenue. The roughly 14-acre property, which has sat empty since the old store was demolished, is now slated for a neighborhood-focused retail and mixed-use project that the developer says could add shopping options and construction jobs along a frequently underused stretch of 12th Street.
In a press release, Alturas Capital Partners said it has completed the acquisition and plans to convert the site into a neighborhood-oriented retail and mixed-use center. The firm highlighted the parcel’s infill location, visibility and accessibility, and said the project is expected to support local construction and service jobs. Alturas stated it will coordinate with retailers, the City of Ogden and other stakeholders as leasing and design progress.
Alturas has been meeting with city staff but has not yet named any anchor tenants. As reported by KSL, the firm’s marketing director said work on the site could start later in 2026 or in early 2027, although no firm construction schedule has been set.
Ogden officials say they do not expect to offer redevelopment incentives for the project. City redevelopment maps and budgets show several project areas around 12th Street and Wall Avenue but do not include the former Fred Meyer footprint in an active incentive zone, according to the Ogden City Redevelopment Agency. Mike McBride, a spokesman for Mayor Ben Nadolski, told KSL that “so no incentive is anticipated. It is zoned commercial, and we will move forward with a normal process with plans, use.”
The site’s backstory stretches over decades. A Fred Meyer store once occupied roughly 150,000 square feet on the lot before the building was demolished in 2016. The Standard-Examiner reported that a health-care developer floated a plan for a small hospital on the property in the late 2010s, but that proposal stalled. County property records and subdivision plats identify the land as the former Fred Meyer subdivision, underscoring long stretches of vacancy, according to Weber County parcel records.
What This Could Mean For The Street
Alturas lists the property in its investor materials as a 14-acre joint-venture development in Ogden, signaling a broader push into the Wasatch Front market. Alturas Capital Partners includes “12th Street and Wall Avenue” in its acquisition pipeline, highlighting the site as part of its development strategy.
The lot sits between a Home Depot to the north and a run of restaurants and strip retail to the south, a combination that could appeal to national and regional tenants if Alturas secures strong anchors. The Home Depot location is at 984 Wall Avenue.
Alturas and city officials say the redevelopment will move through the usual permitting, plan-review and public-notice steps, so residents can expect more detailed design and leasing information in the months ahead. For now, the sale closes the book on years of uncertainty for one of Ogden’s most visible empty parcels and marks a concrete step toward new retail and mixed-use activity along 12th Street.
