
Dirt is officially moving in Dove Valley as Titan Development breaks ground on Compark470, a two-building Class A shallow-bay industrial campus totaling roughly 133,133 square feet in the Denver market near Parker. The site, near Compark Boulevard and Chambers Road, is being pitched to aerospace, advanced manufacturing, logistics, and other light-industrial users. The project is slated to deliver in the first quarter of 2027 and will be available for sale or lease.
Design and site features
The two buildings are designed with 24-foot clear heights, ESFR sprinkler systems, expansive shared truck courts, and loading options of up to 14 dock-high doors and four drive-in doors. Each building is planned with roughly 2,000 amps of three-phase power. Suites will range from about 14,500 to 72,264 square feet with efficient depths of approximately 165 and 180 feet, and both buildings will include a 1,844-square-foot speculative office suite to help speed up initial occupancy. The site also offers extensive vehicle parking and immediate access to Colorado E-470 and Interstate 25, putting tenants close to the Denver Tech Center and Centennial Airport, according to Mile High CRE.
Developer and leasing team
“Compark470 marks Titan's first industrial development in the Denver market,” the project announcement said, per Mile High CRE. Titan Development is serving as the project's developer, according to the company website, and Stream Realty Partners has been tapped to handle leasing for the campus. Stream's Denver industrial team, led by Managing Director Peter Beugg and Executive Vice President Dominic DiOrio, brings deep experience in the Compark and Dove Valley submarket to the table.
Why Southeast Denver matters
The project arrives as demand for infill Class A industrial space across the Denver region stays tight, with recent owner-user and institutional deals underscoring the lack of supply in nearby submarkets. A Littleton warehouse sale recently reported by Hoodline highlighted strong owner-user activity and investor appetite across the metro. That mix of proximity to E-470 and the Denver Tech Center, plus access to a skilled and largely local workforce, is exactly what Titan and its partners are selling to prospective tenants.
Titan says Compark470 will be marketed for sale or lease, with leasing efforts led by Stream's Denver office, although pre-leasing details have not yet been released. Construction is underway with expected delivery in Q1 2027, and local brokers say the shallow-bay format should appeal to aerospace and advanced-manufacturing users looking for infill options in one of the region's hottest industrial corridors.
