Brickell’s condo pipeline just turned into real move-in day. 2200 Brickell, a five-story boutique condominium at 2200 Brickell Avenue in Miami, has received a temporary certificate of occupancy and is now welcoming residents. The completed development delivers 103 residences, including one- to four-bedroom homes plus penthouses and private garden villas, on a roughly 1.7-acre site along Brickell Avenue. The TCO effectively closes the book on construction and opens it for buyers who pre-contracted units.

More than 85 percent of the units are already sold, and the remaining homes range from about 590 to 2,070 square feet with floor-to-ceiling impact-resistant glass and custom Italian kitchens outfitted with Thermador and Bosch appliances, as reported by Florida YIMBY. The project was developed by Aria Development Group in partnership with Largo and Place Projects, and it was designed by Revuelta Architecture International with interiors by ODA New York.

Rooftop oasis and wellness amenities

The building’s social life is designed to orbit a nearly one-acre rooftop deck with a resort-style pool and spa, outdoor fitness areas, a quarter-mile walking track, a pickleball court and summer kitchens. Additional facilities include a Vitality Club fitness center by Homage Fitness with a Pilates studio by Nofar, a treatment suite and infrared sauna, dedicated work-from-home suites and a cycling lounge; the development is listed as WELL Building Standard certified, as detailed on 2200 Brickell.

“The receipt of our TCO is an exciting milestone, first and foremost for the buyers who believed in this vision from the beginning,” David Arditi said, and buyers are already touring finished residences, according to Florida YIMBY. Peggy Olin, president and CEO of OneWorld Properties, added that “one of the biggest advantages of a completed building is that buyers no longer have to imagine the lifestyle.”

What it means for Brickell

2200 Brickell’s delivery adds a boutique, wellness-focused option to Brickell’s 2026 pipeline at a moment when buyers are leaning hard toward finished, turnkey product instead of long waits for ground-up construction. A mid-year roundup from CondoBlackBook notes several 2026 completions and TCO milestones across Miami, putting small-scale projects like 2200 Brickell in particular demand.

With the project more than four-fifths sold, OneWorld Properties is handling the final sales and private tours; prospective buyers can arrange viewings through the sales gallery, which is open by appointment, per OneWorld Properties. The developer and sales team will continue moving buyers through closings as keys are turned over this summer.
