Boca Raton is officially getting its own Carmine’s, and the local grocery game is about to level up.
The longtime Palm Beach County gourmet market and its sister restaurant La Trattoria are planting a second market and a white-tablecloth restaurant in east Boca. The project will transform the southwest corner of Glades Road and Dixie Highway into a nearly four acre, three building retail and office complex anchored by Carmine’s. The developer and local reporting expect the market and restaurant to open in the first quarter of 2027, which would hand east Boca another upscale food and dining destination right off Glades.
What’s Being Built
The new development, dubbed Glades Station, is set to bring more than 28,000 square feet of retail, restaurant and office space across three buildings. One building is slated for Carmine’s Gourmet Market and another for Carmine’s La Trattoria, according to a project announcement from Investments Limited.
The site is a reuse of a former industrial parcel and sits just minutes from Florida Atlantic University, the Brightline station and Boca Raton Airport, positioning Carmine’s squarely in the daily path of students, commuters and travelers.
Carmine’s Roots
Founder Carmine Giardini first opened a meat market in Pembroke Pines in 1972, then later debuted the flagship 16,000 square foot Carmine’s Gourmet Market and La Trattoria on PGA Boulevard in Palm Beach Gardens, according to Carmine’s. That location pairs a full service market that includes a butcher, bakery, produce and prepared foods with a waterfront Trattoria that has long drawn Palm Beach County diners.
Why Boca?
Jeff Sussman, the restaurant broker who handled the Glades Station deals, said Giardini had his eye on Boca Raton for years and described Carmine’s as the “Rolls Royce of gourmet markets,” according to reporting by CBS12. The same coverage notes the developer expects Carmine’s to act as a reliable traffic driver for other Glades Station tenants, which never hurts when you are lining up leases.
Where It Fits In The Local Food Scene
Carmine’s arrival lands in the middle of a broader push for destination food marketplaces in Palm Beach County. National operator Eataly recently opened a large marketplace at CityPlace in West Palm Beach, drawing new foot traffic downtown, a trend tracked by the South Florida Business Journal. Developers say local and regional grocers have become popular anchors for mixed use projects, helping to keep people coming by during the week instead of relying only on weekend dinner crowds.

The market and restaurant are on track to open in the first quarter of 2027, as laid out in an announcement from Investments Limited.
