Fort Mill’s proposed Atrium Health hospital moved another step closer to reality Monday, but the project still has plenty of road to cover before patients arrive. Town Council advanced the land-use approvals for a hospital campus near Interstate 77 and Sutton Road, while nearby residents raised an immediate concern: how much more traffic can the area handle?

The council gave first reading to annexing roughly 10.986 acres and amending the development agreement covering the larger site, according to the Fort Mill Sun. Atrium representatives told council members the campus would expand access to primary care, specialty care, emergency services and inpatient care, noting that more than one-third of Atrium Health Pineville patients come from York County.

The Annexation Gives Atrium More Room To Build

The annexation involves two parcels at the southwest corner of the I-77 interchange, including a tiny Sutton Road sliver and a larger tract acquired by Atrium in March. The town’s agenda packet says the parcels would be rezoned from York County’s general commercial designation to Fort Mill’s mixed-use district.

That change is less about adding more development than rearranging the pieces. Town documents say the added land would not increase Atrium’s building entitlements, but would provide design flexibility, allow development to shift closer to the interstate and create a second access point on Sutton Road.

A $450 Million Hospital Is Planned For The Site

Atrium’s broader plan calls for a $450 million, 200,000-square-foot hospital with 60 beds, four operating rooms and 15 emergency bays, plus a 73,000-square-foot medical office building. The Rock Hill Herald has reported that Atrium is targeting a 2029 opening, though the town’s approvals and later construction milestones still stand between the proposal and a functioning hospital.

The scale of the planned campus is one reason the latest vote matters beyond a routine zoning case. Atrium already controls about 83 acres around the interchange, and the fourth amendment to the development agreement would update the master plan, extend an agreement set to expire at the end of this year and preserve a multi-phase development schedule.

Traffic Questions Are Already Part Of The Project

During public comment, a Mason’s Bend resident warned that Sutton Road and Mason’s Bend Drive already back up at busy times and asked where the hospital buildings and access points would be placed. Town staff said the project’s earlier traffic study is being updated, according to the Fort Mill Sun.

Atrium has also committed to connecting its property to the Carolina Thread Trail, giving the project a pedestrian and recreation component alongside the hospital, offices and future commercial uses. But for neighbors, the trail connection is likely to be a welcome extra rather than the main question; the daily test will be whether emergency vehicles, commuters and residents can all move through the interchange without turning Sutton Road into a permanent bottleneck.

Fort Mill’s Healthcare Map Is Getting Crowded

The Atrium project is arriving as healthcare construction accelerates across the southern Charlotte region. Nearby Indian Land is also getting a new MUSC hospital, with steel work already underway and the facility expected to follow a medical pavilion opening in 2027, as Hoodline reported.

For now, Atrium Health Fort Mill remains a proposal moving through the town’s approval pipeline rather than a construction site. The annexation and development-agreement ordinances passed first reading Monday and are expected to return for second reading at a future council meeting, according to the Fort Mill Sun.
