
Concrete is now pouring at 550 South Australian Avenue, where The Berkeley Palm Beach has officially broken ground on a 25-story luxury condominium tower along the Clear Lake edge of downtown West Palm Beach. The project is banking on sweeping waterfront views, oversized terraces and a slate of amenities pitched squarely at full-time residents rather than seasonal snowbirds.
The tower is being developed by Al Adelson and designed by Arquitectonica, according to The Berkeley Palm Beach. Marketing materials outline 193 condominium residences ranging from two to five bedrooms, featuring expansive flow-through layouts and oversized terraces. The sales gallery lists a downtown West Palm Beach address, and units are now being sold directly through Douglas Elliman Development Marketing.
"The Berkeley was envisioned as a reflection of how luxury living in West Palm Beach is evolving," Adelson said in a statement quoted by Florida YIMBY. He pointed to buyers who want waterfront living with walkability and quick access to the airport and downtown, a combination developers are clearly betting will keep demand strong.
Sales, Pricing and Schedule
Pricing currently ranges from roughly $2.5 million to more than $12 million, and the development team says sales have surpassed $120 million in total, including over $40 million recorded since April. The project team confirmed that construction is underway and that the building is anticipated to be completed in 2029, according to a developer press release on PRWeb. Douglas Elliman Development Marketing is listed as the exclusive sales partner for the project.
Site, Views and Amenities
The Berkeley fronts Clear Lake and is positioned to offer dual-water views on units above the 15th floor, with west-facing vistas over the lake and east-facing views toward the Intracoastal and Atlantic Ocean, according to Florida YIMBY. The amenity program is set to include a seventh-floor resort pool and spa, a rooftop resort-style pool, private dining next to a chef's kitchen, and fitness and wellness spaces. The development team also highlights nearby institutional investment, including Cleveland Clinic activity and Vanderbilt University's planned graduate business campus, as part of the broader neighborhood growth story.
