Crews are now moving dirt on GO|99 North, a 1.1 million-square-foot Class A warehouse rising on roughly 75 acres in Tolleson’s Estrella Park. Willmeng Construction is building the speculative distribution hub for GO Industrial, which is touting it as the largest single asset the firm has ever taken to market. The mega-facility is aimed squarely at the Phoenix metro’s shortage of huge warehouse space and sits a quick hop from Interstate 10 and the Loop 202.

Ground Breaks On GO|99 North

Willmeng Construction recently kicked off construction on GO|99 North, a 1.1 million-square-foot Class A warehouse for developer GO Industrial, according to KTAR. The project covers about 75 acres in Tolleson’s Estrella Park area and is designed for roughly three-minute access to Interstate 10, the outlet reports. GO Industrial President Robert Guerena framed the project as a direct response to what he called a “genuine shortage of million-square-foot-plus buildings” in the Phoenix market.

Inside The Megawarehouse Build

GO|99 North is designed by DLR Group with features clearly meant for high-velocity logistics. The building will offer 40-foot clear heights, 190 dock-high doors and four grade-level doors, plus all-concrete 245-foot truck courts and parking for about 1,200 cars and 113 truck and trailer stalls, according to AZ Big Media. The outlet also notes plans for a TPO 60-mil roofing membrane, R-38 insulation, clerestory windows to pull in natural light, 3,600 amps of expandable power and a secured perimeter with seven rolling gates. In other words, it is being built for tenants that move serious volume.

Why The Buildings Keep Getting Bigger

Developers are not sizing up these warehouses by accident. Market data shows Phoenix’s industrial sector absorbed large chunks of space in early 2026, which tightened availability for mega-warehouses and nudged some players into selectively building on spec, according to Cushman & Wakefield’s Phoenix MarketBeat. Following A West Valley Playbook

GO|99 North is not arriving in a vacuum. It builds on the earlier GO|99 South project just to the south, a three-building, 1.28 million-square-foot industrial park that later changed hands and helped pull large tenants into the corridor, according to the Arizona Technology Council. That development landed a major manufacturing lease and showed how West Valley freeway access and local incentives can attract both manufacturing and logistics operations to what used to be viewed as the far edge of town.

What Comes Next On Site

For now, there is no announced anchor tenant and no public completion date. GO Industrial and Willmeng are moving forward on a fully speculative basis, as reported by KTAR. Crews have started site work, and the team plans to bring core infrastructure online next, including power, truck courts and dock systems, to position the building for national logistics and retail users the moment they are ready to sign on.
