Miami Gardens is poised to break ground Thursday on Serenity Gardens, a new affordable senior housing development planned with 153 residences, a swimming pool and direct access to the city’s senior-focused amenities.
The groundbreaking is scheduled for 10 a.m. at the project site, and the City of Miami Gardens says Serenity Gardens will create a meaningful new chapter for older residents. The development is planned next to the city’s Senior Family Center, giving future residents a nearby connection to fitness activities, walking paths and community programming.
Eight-Story Development Will Bring Voucher-Supported Housing
According to a Miami-Dade County public notice, the project is designed as an eight-story midrise with 153 Section 8 project-based voucher units for affordable senior independent living. The plans call for 138 one-bedroom apartments and 15 two-bedroom apartments, along with a fitness center, computer center, library, walking trails, gazebo and pool.
The project’s unit count has shifted in county paperwork. A 2025 financing item described Serenity Gardens as a 150-unit elderly affordable housing development, while the later environmental notice listed 153 units, suggesting the current plan reflects an updated project configuration.
Miami-Dade commissioners approved financing steps for the development, including authorization for up to $45 million in multifamily mortgage revenue bonds, according to the county’s legislative records. The county has also committed $3.75 million in documentary stamp surtax funds, with the development organized through Serenity Grove Venture, LLC.
A Long-Tracked Project Finally Reaches The Dirt Stage
County records show the project was previously known as Serenity Grove and was restructured as a joint venture involving Serenity Grove, LLC and SG Serenity Grove, LLC. The city and development entity also executed a 99-year amended lease for the site, part of a series of financing and organizational steps that preceded Thursday’s groundbreaking.
For Miami Gardens seniors, the location is designed to keep housing and daily community life close together. The city’s Senior Family Center already offers a fitness center, multipurpose rooms, a pavilion and walking trail, while Serenity Gardens is expected to add dedicated residences and its own amenities next door.
