
North Peoria’s long-promised commercial core is getting a developer with a track record in Valley retail and restaurant projects. Scottsdale-based Lyfe Companies is taking on the first phase of retail and dining at Five North at Vistancia, a 320-acre project meant to put more everyday destinations inside one of the West Valley’s biggest growth zones.
The developer is behind Valley projects including Uptown Plaza in Phoenix and Epicenter in Gilbert, and it has worked on restaurants such as Buck & Rider, The Mission and Huss Brewing, according to ABC15 Arizona. Lyfe describes its business as retail and commercial pad development, build-to-suit projects and hotel development, while its principals bring more than two decades of real estate experience, the company website says.
Five North Is Being Reworked Around Retail
Five North is the 320-acre commercial core inside Vistancia, the master-planned community that spans more than 7,000 acres in North Peoria. The Peoria Economic Development office says the initial buildout is envisioned to include a restaurant and retail corridor, hospitality, offices, healthcare, education, employment space, as many as 1,900 mid- to high-density residential units and an extension of the Discovery Trail.
That plan looks different from the version Peoria was pitching a few years ago. The site was once slated for Amkor Technology’s semiconductor packaging and testing plant, but the city later shifted that project to the Peoria Innovation Core, where Amkor now plans a $7 billion facility, according to city project records. The change left the 56-acre parcel at Five North available for a broader mix of commercial uses.
Peoria said in 2025 that Amkor’s move would allow other pieces of Five North to advance, including an eight-acre HonorHealth medical district with primary, urgent, concierge and other ambulatory services. The city also identified West-MEC as a potential education partner, making the project less a single shopping center than a mixed-use district still being assembled, according to the city’s announcement.
A Big Bet On A Growing North Peoria Audience
Five North sits alongside Loop 303 at Lone Mountain Parkway and is roughly 10 minutes from Taiwan Semiconductor Manufacturing Co.’s North Phoenix site, according to the project’s official site. Peoria’s economic development materials pitch the location as a retail and restaurant opportunity backed by residential growth, nearby jobs and easy freeway access.
Peoria has already been asking residents what they want from the next wave of development. A city survey of 1,480 respondents found that 94% lived in Peoria, with the results intended to help shape retail, dining and job-creation priorities, as Hoodline previously reported.
For residents, the appeal is straightforward: fewer cross-town drives for dinner, errands and medical appointments, plus a more walkable center inside a community that has spent years adding homes. Whether Five North becomes a true destination or simply another collection of suburban pads will depend on the tenants Lyfe and its partners ultimately attract.
No specific restaurant names, retailers, construction dates or opening schedule have been announced. For now, the headline is that Five North has moved another step toward the retail-and-dining role originally envisioned for North Peoria, with Lyfe Companies now responsible for turning that plan into something residents can actually visit.
