A new 85°C Bakery Cafe opened at 70 Town Center Parkway in Santee in early May, and the numbers from its three-day grand opening tell the story: just over 15,000 bread and cake items sold, along with another 3,300 drinks. The Taiwan-born chain has been steadily filling in San Diego County's map, and Santee marks its latest bet on a very specific kind of neighborhood — one built around families, schools, and weekend routines rather than downtown foot traffic or mall crowds.
According to The San Diego Union-Tribune, the Santee opening reflects a broader shift for 85°C, which is moving away from bustling city centers and high-traffic malls toward family-centric neighborhoods. The Brea-headquartered company, which originated in Taiwan in 2003, considers family neighborhoods, universities, city centers, and malls when scouting new locations, but the paper reports the chain now evaluates where families spend time during the week and on weekends, along with parking ease and storefront visibility, before signing a lease.
Santee fit that profile. The city's Town Center district, a roughly 700-acre transit-oriented commercial zone anchored by Santee Trolley Square and the San Diego Trolley Green Line terminus, gives the new café both drive-by visibility and access to a dense residential base, according to the City of Santee. The area's household income also stands out: Santee's median household income sits at $113,394, well above the statewide average, with roughly 72 percent of occupied homes owner-occupied, per MMCG Analytics.
A Five-Month Sprint From Lease To Storefront
85°C started planning the Santee location in late 2024, and the project moved from location selection to lease approval to construction faster than usual for the chain, the Union-Tribune reports. Neil Moody said Santee city officials enabled construction and city approval within five months, a turnaround the paper frames as evidence of strong municipal cooperation behind the scenes.
The chain's marketing director, Dave Lazaro, is quoted in the same report, and a San Diego regional director described Santee as a tight-knit community with a strong local feel — one the company believes is surrounded by neighboring cities that share a similar sense of community. The three-day grand opening drew visits from city officials, reporters, and Miss Santee, underscoring the kind of local enthusiasm the company says it received in Santee.
Filling In East County On The Map
The new café joins existing 85°C locations across Mira Mesa, Kearny Mesa on Balboa Avenue, National City, Oceanside, and La Jolla's Westfield UTC, according to DoorDash. Those earlier San Diego stores clustered around established Asian commercial hubs and regional malls, so Santee represents a push into East County territory the chain hadn't previously occupied. It's also just down the road from another recent food and drink debut on the same corridor — Lutapaj's first storefront near Town Center Parkway, which opened in January.
The Santee store operates on 85°C's familiar self-serve model: pastries baked fresh in-house every four hours, displayed on trays for customers to grab, paired with made-to-order drinks like the chain's signature Sea Salt Coffee, brewed with Guatemalan beans and topped with salted cream, according to Rockin Mama. The menu also includes buns filled with custard or taro paste, creamy egg tarts, and boba milk teas. The Santee location is open daily from 7 a.m. to 8 p.m. and can be reached at 619-312-1765.
A Bigger National Push Into Suburbia
Santee isn't an isolated move. The Union-Tribune notes that 85°C has also opened locations in Roseville, Modesto, and Jurupa Valley, and the Santee café marked the chain's 60th California location as it approaches its 100th store in the United States overall — a milestone the company plans to celebrate later this year. The chain entered the U.S. market in 2008 with its first store in Irvine, which quickly drew lines out the door and set the template for its domestic growth, a history detailed by the OC Weekly. The brand expanded overseas even earlier, opening its first international location in Australia back in 2006.
Parent company Gourmet Master Co. Ltd. now runs more than 1,000 retail locations worldwide across Taiwan, China, the U.S., Australia, and Hong Kong, according to a Lensa job listing that details the company's scale. U.S. operations alone generated roughly $263 million in sales across 80 locations in 2024, per Grokipedia figures, and the company entered a master franchise agreement with Eat Up Canada Inc. in May 2025 to help scale store expansion across North America — a shift toward franchising that will be worth watching as the chain leans further into rapid growth. Hoodline has tracked similar suburban openings recently, including Colorado's first 85°C store in Aurora and a Texas location in Windcrest that drew crowds for its viral Sea Salt Coffee.
For now, 85°C says it prioritizes community and school involvement in the neighborhoods it enters, and the company considers itself best suited to family and community atmospheres rather than dense downtown cores. Santee's Town Center corridor, which has also drawn Macy's to a 30,000-square-foot small-format lease at Santee Trolley Square, appears to be exactly the kind of commercial hub the chain is now chasing as it works toward triple-digit store counts nationwide.
